Stamp duty calculation for flat in Noida

Update: As per a official notification from registrar office in August, 2015 and 2016, some modifications were made to Stamp duty calculation. The post below talks about stamp duty calculation previous to 7th August, 2015 and hence should be ignored.

If you are getting your flat registered with Noida authority soon, you would need this otherwise sparsely available info about how exact stamp duty bound you are. The accurate information is very hard to get online as well and a buyer is most likely left in dark on this aspect before one’s builder comes up with the estimate.

Typically, it is 5% of 1.25 times of Circle rate (or BSP whichever is higher) calculated total cost of flat (assuming almost all upcoming societies have promised amenities of gym, security, power backup, swimming pool, club,lift).

Below is a hard to find stamp duty calculator developed by us to make work easier for you (created as per Noida Authority’s revenue department circular applicable as on Nov, 2014).

    Hi sir,

    Can you please let me know what are the part of bsp?
    As per builder lawyer plc, lease rent, dual meter, IFMS etc are the parts of bsp and these will be included in stamp duty because I have paid them through cheque (white money).

    Hi sir,
    If a flat total cost is 31 lack including plc , carparking , dual meter, lease rent, ifms etc.
    BSP is 2600 rs excluding plc.
    As per authority circle rate on 12 the floor is 2617 in greater Noida West..
    Please let me know what should be the stamp duty?
    Should it be 5 percent of 31lkh or it should be
    5 percent of (BSP *superarea)
    Please confirm sir ..

    hi,
    I have purchased a flat in Noida-78 of 1250 sq. ft. with offer of one free covered parking . Total cost of the flat is Rs 66Lakhs inclusive of 1 covered parking space of cost Rs 4 lakhs, as stated in allotment letter.

    Please tell me whether I have to pay the stamp duty on Rs 66 lakhs or on Rs (66+4)=70 lakhs.
    Do I have to get register my free covered parking of cost Rs 4 lakhs also ?

    What will be the calculation of stamp duty?

    Just an update you might have already come across: Sub registrar has confirmed that stamps bought before 31st March will be valid for registry within 4 months till 31st July.

    Sir,

    I have heard about increase in stamp duty by noida authority and continued agitation against the said increase. Some people are advicing to buy stamp duty before 31st march which will help in protecting against said loss of 60k to 120k. Please clarify what are complications in buying stamp duty in advance @5%.

      hi, yes, as of now, it appears stamp duty is set to increase from 1st april. Stamp duty would be as applicable on registry date. So, it wont help buying in advance.

      The increase will be by 2%. Typically, you can expect a loss of 60k to 120k depending upon size of flat. There is an ongoing movement against this hike. Send email to [email protected] or use #rollbackstampdutyhike on twitter to join others.

    I am buying a flat with BSP: 3277 BSP, 1 covered parking and 1 open ( Free of Cost)…It is sec-74 ( Circle Rate is 40000 ), can you plz help me in knowing if I cna resgiter my open cark parking as well.

    I heard at places that open car parking cannot be sold and also cannot be registered. It is very urgent plz let me know.

      In Noida, at least one of open or covered parking is mandatory and that has to be specified at the time of registry. Hence, it is definitely registerable in Noida/Greater Noida region.

      If its open parking, stamp duty would be 262254.
      If its basement parking, stamp duty would be 269754.
      Deduct 10k if allotted to women alone.

    Hi, First of all, great work in resolving so many queries, you are doing an amazing job. I have been breaking my head to find out the circle rates and Stamp duty charges and your website really helped.
    I’m looking to buy an apartment on resale in sector 93 ground floor, 1 open car park. I saw that the circle rate is 55000/- per sqm. I don’t know what the original BSP was, can you help how to calculate the stamp duty in this case. Also can you provide guidance on the transfer charges and if the transfer charges and Transfer of Memorandum(TOM) are the same, if yes then what are the charges like?

    Also, you highlighted registry not opened in 7x sector, NGT issue has already been resolved where UP Govt marked 100 meter radius as no construction zone around Okhla Bird Sanctuary.

      Yes, registry is yet to start for a project in the region. However, as you said, the hindrance leading to stay on registry has already been resolved. Hence, builders have started preparing for registry already.

    Basic sale cost( Incl Floor PLC + Location PLC) = 4186000

      Registry has not opened for 7x sectors due to NGT issue and it will be opened only once a nod to same is given by central authorities.
      If your builder has sent your names to NA as part of lease process, registry would have to be done by original buyer i.e. you. If you sell before that stage, the new buyer will pay for registry.

    Amazing effort. I can’t but help noticing and appreciating the pains you are taking to help out each person individually.

    How would all this change for resale flats? I am buying a penthouse on the 8th floor in sector 93. Would that also qualify for the floor discount? Would the 25% extra for amenities apply for resale too? And apart from stamp duty, Noida authority charges some transfer charges too. How to calculate those? Thanks for your help.

          Yes, that article was only for circle rate hike for allotment rate where future land allotments to builder will be costlier.
          Circle rate normally increases by 10 to 20% but you can expect some restraint with elections approaching.

    Hi,
    I had purchase a flat in noida sector 78 in 2010. Area : 1550 sqft,
    Basic cost :- 3551000 (Rs 2300 per sqft). Floor :- 10th, Open Car Parking : 1, addition (Club, Power Backup, EEC / FFC Charges, Lease Rent).
    So as per builder they are offering position next month (April 2015). Please help me to calculate stamp duty.

    Also please share excel sheet to calculate stamp duty.

      Thanks for writing to us. There was a recent notification by NA but that was only meant for direct allotments i.e. for NA flats, plots or villas. The same does not apply to group housing projects.

    Its not still clear why its 5% i.e it should be different for male (7%), female(5%) or joint( 6%), I heard.

      Hi Sandeep. It used to be this way (5,6,7) around 3-4 years back. Of late, it has been changed to flat 5% in Noida/Greater Noida.
      Stamp duty is a form an initial property tax you give to development authorities. It runs in lakhs.
      Registration charges are flat 10k+ST in Noida/Greater Noida
      Stamp duty calculation involves 5% of bsp or circle rate based flat price and additional 7.5k or 15k additional for open or closed parking respectively.
      There is some discount as you go up the floor.
      More can be seen at our calculator.
      Due to market slowness, Generally, circle rate offset your bsp these days. Hence, There is really no way to save any amount on this.
      You can buy the stamp online but registration has to be done physically eventually through yourself or your POA.

      Thanks for writing to us Pramod. Stamp duty is 5% of BSP or circle rate whichever is higher. There is additional 25% for amenities (mostly all builders have at least 5 of 6 amenities nowadays). There is additional 7.5k and 15k for open and closed parking respectively. Also, there is some discount as you go up the floor. Hope it helps.

          Thanks for writing to us. Car parking is still considered while calculating stamp duty irrespective of what your builder buyer agreement states. If builder has arranged for basement parking, 5% of 2 lakh i.e. 10k is charged. for open parking, 7.5k is charged.

    Hello

    I have booked a flat in sector 137 in 10th floor with area 1560 sqft. I have taken two covered parking. As per this calculator my registry charges are coming out to be 3,92,310 but I was calculating using some other calculator and there it was coming out to be 4,70,961. Can you please confirm me the correct amount ? The circle rate used in that calculator was ₹62,500/sqm.

      Hi Himanshu. Thanks for writing to us. Circle rate for 137 is 50000 per sqm and not 62500. 62500 is rate for residential plots (which do not now exist in sector 137) and not group housing society. Many of our known have used this calculator for their flats in sector 137 (paras, gulshan) and 110, 100 (3c projects) and the stamp duty value is bang on at least as of now 🙂

        As an example, if booking cost of flat is RS 45Lac in 2009 and flat is sold in 2014 @ RS 60L as per sale agreement but value of flat is Rs 65 L as per circle rates. While calculating capital gains, selling price will be Rs 65 L or Rs 60L ? . The flat is under construction and hence not registered yet.

    If builder has promised for free car parking and everything is inclusive in BSP then does we need to consider stamp duty on Car parking also ? Also if the House is on Joint owner (Husband and wife) then does it effect registry rate in Noida.

      Yes, car parking will be considered irrespective of what is in agreement since its mandatory. Joint ownership makes no difference

      Hi Arpit, thanks for writing to us. BSP or circle rate, whichever is higher is taken into consideration while calculating stamp duty. The comparison is done behind the scenes. Hope it helps!

    Thank you very much for such a great tool.

    Can you calculate for Resale case also.
    Case 1 : Original applicant booked flat @ 2800 psf. But he sale it @ 4700 psf. to buyer. Bank loan was sanctioned as per 4700 psf.
    current circle rate is 40000 psm. But builder didn’t changed Builder buyer agreement, builder just transfer ownership (Endorsement case) mentioning cost of flat @ 2800 psf. Now How much stamp duty shall be paid by buyer.

      Thanks for writing to us Ganesh sir. It would be based on psf rate mentioned on agreement. Although I wonder how would bank sanction loan on a higher rate, it would still be the rate in the agreement that would be used to calculate stamp duty. It is precisely because of resale transactions that circle rates are revisited often. You may please enter 2800 psf in BSP and calculate for yourselves. Hope it helps!

        First of all Congrats for u have done a very noble job to make aware of things not readily available anywhere these days. I was literally banging the web world to acquire about the stamp duty/registry in Noida. Keep this up.
        Cud u help in my case. I am not able to get thru these calculations.
        Flat size 1082, 2nd Floor
        BSP in BBA/allotment letter – 2675 psf inclusive of cov parking but exc all PLC’s etc.
        Sector 74, Noida

          In your case, stamp duty would be 2,66,295 i.e. 2 lakh 66 thousand (you need to specify 1 under no. of covered parking).

      Hi Amit,

      Thanks for writing to us. Please refer page # 52 onwards of the pdf you have shared. The group housing circle rates are mentioned there. It is 40000 for sector 77 (refer page # 54). The one you are referring to is for plotted residential development.

    This is an excellent tool. Someone taking so much of pain to create this and helping people is really commandable. I personally feel that even if the calculation is not exact( which is very unlikely) but it is sufficient enough to give us a fair idea of the stamp duty. It will help lot of people to keep this additional amount ready once they go out for registry.

    hi thanks for response. the error lies in the discount allowed of 5% per floor after second floor.

    For example i have flat in gardenia grace of 1575 Sq. Ft.
    The circle rate is 55000 a square meter
    Floor is fifth
    So, the formula is 55000-15%(floor discount)+25% + 1,50,000/- for open paking and Rs. 3,00,000/- for covered parking x 5% which comes out to be 4,50,100/- whereas calculator shows 442563/-

    I have confirmed from sub registrar also the link of circle rates taken from some site

      Hi Rahul, thanks for getting back to us. We thank you for pointing out the issue with parking surcharge and have done a modification to handle the correct surcharge for open and closed parking which has changed effective 1st August, 2014. However, please note for sector 61, circle rate is 50000 per sq.m.

      Hi Rajesh, thanks for writing to us. It is always good to see people offering constructive feedback.
      In the stamp duty calculator, the circle rate has to be entered by you. You can use the link for getting circle rate for Noida sectors:

      We have assumed that society has all given amenities hence, 25% surcharge is included.
      The calculations are being used recently by 3C and Paras owners and have been found matching exactly the way it is.
