Stamp duty calculation for flat in Noida
Update: As per a official notification from registrar office in August, 2015 and 2016, some modifications were made to Stamp duty calculation. Please refer https://go4reviews.in/2017/03/stamp-duty-calculator-for-noida-flats-2017/ for updated calculation. The post below talks about stamp duty calculation previous to 7th August, 2015 and hence should be ignored.
If you are getting your flat registered with Noida authority soon, you would need this otherwise sparsely available info about how exact stamp duty bound you are. The accurate information is very hard to get online as well and a buyer is most likely left in dark on this aspect before one’s builder comes up with the estimate.
Typically, it is 5% of 1.25 times of Circle rate (or BSP whichever is higher) calculated total cost of flat (assuming almost all upcoming societies have promised amenities of gym, security, power backup, swimming pool, club, lift).
Below is a hard to find stamp duty calculator developed by us to make work easier for you (created as per Noida Authority’s revenue department circular applicable as on Nov, 2014).
You may fill the mandatory fields and stamp duty (last field) will be calculated automatically (circle rates for your sector can be retrieved from this link: https://go4reviews.in/2014/11/group-housing-circle-rate-in-different-sectors-of-noida/)
A lot of effort has gone in to come up with this online calculator.Hope it helps the one in need. If it does, please do share our address with you friends/relatives.
Comments/feedback invited.

Hi sir,
Can you please let me know what are the part of bsp?
As per builder lawyer plc, lease rent, dual meter, IFMS etc are the parts of bsp and these will be included in stamp duty because I have paid them through cheque (white money).
Please confirm
no, these are not included. however, 10% additional of 5% stamp duty on bsp is for amenities.
please refer for calculation https://go4reviews.in/2017/03/stamp-duty-calculator-greater-noida-flats-2017
Hi sir,
If a flat total cost is 31 lack including plc , carparking , dual meter, lease rent, ifms etc.
BSP is 2600 rs excluding plc.
As per authority circle rate on 12 the floor is 2617 in greater Noida West..
Please let me know what should be the stamp duty?
Should it be 5 percent of 31lkh or it should be
5 percent of (BSP *superarea)
Please confirm sir ..
Hi Navneet, please refer https://go4reviews.in/2017/03/stamp-duty-calculator-greater-noida-flats-2017/for calculation for Noida extension (Greater noida west)
hi,
I have purchased a flat in Noida-78 of 1250 sq. ft. with offer of one free covered parking . Total cost of the flat is Rs 66Lakhs inclusive of 1 covered parking space of cost Rs 4 lakhs, as stated in allotment letter.
Please tell me whether I have to pay the stamp duty on Rs 66 lakhs or on Rs (66+4)=70 lakhs.
Do I have to get register my free covered parking of cost Rs 4 lakhs also ?
What will be the calculation of stamp duty?
Pls help
Please check https://go4reviews.in/2015/08/alert-stamp-duty-changes-for-group-housing-flats-in-noida-and-greater-noida/ to get stamp duty. Other than bsp, there are other factors like floor, parking type and sector circle rate that decide the stamp duty. if circle rate is more than bsp, circle rate is considered the basis of calculation.
Just an update you might have already come across: Sub registrar has confirmed that stamps bought before 31st March will be valid for registry within 4 months till 31st July.
Thank you very much for your clarification on purchase of stamp duty in advance.
Sir,
I have heard about increase in stamp duty by noida authority and continued agitation against the said increase. Some people are advicing to buy stamp duty before 31st march which will help in protecting against said loss of 60k to 120k. Please clarify what are complications in buying stamp duty in advance @5%.
hi, yes, as of now, it appears stamp duty is set to increase from 1st april. Stamp duty would be as applicable on registry date. So, it wont help buying in advance.
Hi, I heard that Noida authorities are going to increase the stamp duty charges w.e.f 1st April. Is this correct? Can you please advise if the increase happens then by what % will it increase?
The increase will be by 2%. Typically, you can expect a loss of 60k to 120k depending upon size of flat. There is an ongoing movement against this hike. Send email to [email protected] or use #rollbackstampdutyhike on twitter to join others.
Thank you so much…,It will be great if all prospective buyers can follow the aforesaid links and request the govt to roll this back…
Do we have something similar for residential plots as well?
Will do that, hopefully by next week. Which sector are you loooking for?
Hi Team,
Can you plz let me know one thing:
I am buying a flat with BSP: 3277 BSP, 1 covered parking and 1 open ( Free of Cost)…It is sec-74 ( Circle Rate is 40000 ), can you plz help me in knowing if I cna resgiter my open cark parking as well.
I heard at places that open car parking cannot be sold and also cannot be registered. It is very urgent plz let me know.
Hi also for the above: My flat is in Noida in Sector-76. Also, can I sell my open parking in future if I want ??
In Noida, at least one of open or covered parking is mandatory and that has to be specified at the time of registry. Hence, it is definitely registerable in Noida/Greater Noida region.
can any body tell, whether supertech ltd has got latest approved blue print for eco village 1 from greater NOIDA AUTHORITY . or thee any issue /DUES etc pending, due to which same has not been provided. if this ok ,what is expted date of occupancy certificate/completion certificate or same has been provided for few towers like A1 ETC IN ECO VILLAGE 1.
PLS HELP AND GUIDE.

Hi Dear ,
Thanks for providing this platform where every one can ask his/her query regarding stamp duty and more importantly people get prompt and accurate (almost) reply too. 🙂
Although I have checked my registry charges for my flat request you to recalculate for me as per the updated registry charges.
My Flat Details :
Sector 76

BSP : 4750 ( including car parking charges )
Flat Area : 940

Thanks Vishal. Please use https://go4reviews.in/2015/08/alert-stamp-duty-changes-for-group-housing-flats-in-noida-and-greater-noida/ for updated stamp duty calculation.
Your stamp duty will be 220390 assuming you have basement car parking. Add 11k for registry charges and 10-15k for lawyer charges.
Hi, First of all, great work in resolving so many queries, you are doing an amazing job. I have been breaking my head to find out the circle rates and Stamp duty charges and your website really helped.
I’m looking to buy an apartment on resale in sector 93 ground floor, 1 open car park. I saw that the circle rate is 55000/- per sqm. I don’t know what the original BSP was, can you help how to calculate the stamp duty in this case. Also can you provide guidance on the transfer charges and if the transfer charges and Transfer of Memorandum(TOM) are the same, if yes then what are the charges like?
Thanks. For finding stamp duty, need details like super area, floor #.
Regarding transfer charges, you may check here:
https://go4reviews.in/2015/08/transfer-charges-for-group-housing-flats-in-noida/
For 93, it is approx 3700 per sq meter
Came across your thread, it has really helped me understand the procedure. However, do you provide assistance in getting the paperwork done for a resale? Sorry for asking in case you have made this blog only as an advisory.
Thanks Sumeet. The updated stamp duty calculator is at https://go4reviews.in/2015/08/alert-stamp-duty-changes-for-group-housing-flats-in-noida-and-greater-noida/
No we dont provide any assistance for resale. You may reach samreddhi documentation (no association with us) and see if they can help.
Thanks for the revert.
Also, you highlighted registry not opened in 7x sector, NGT issue has already been resolved where UP Govt marked 100 meter radius as no construction zone around Okhla Bird Sanctuary.
Yes, registry is yet to start for a project in the region. However, as you said, the hindrance leading to stay on registry has already been resolved. Hence, builders have started preparing for registry already.
Thanks for clarifying! You are doing a wonderful Job here!
Thanks for the appreciation. We are somehow not able to carry this with the same amount of energy but are always available for assistance.
I have a flat in sector 78 on 10th floor with a BSP of 4520. It includes open car parking. How much would be the stamp duty?
Forgot to tell the area, it’s 985 sq feet.
Plz refer https://go4reviews.in/2015/08/alert-stamp-duty-changes-for-group-housing-flats-in-noida-and-greater-noida/ and fill in the details for your flats. As pet information provided by you, it should be around 227661 rounded off to nearest hundred.
Hello Admin,
Can you please help me to find out Stumpduty + Resigtration charges for my flat. Details are as below.
Sector : 78
Size : 1250 sq feet
Basic sale cost( Incl Floor PLC + Location PLC) = 4186000
Addition charges( club, Lease, power backup, EEC) = 325000
Parking = 200000
total cost of flat : 4711000
Floor is 6th
Please check at Noida calculator at https://go4reviews.in/2015/08/alert-stamp-duty-changes-for-group-housing-flats-in-noida-and-greater-noida/
Stamp duty in your case for 6th floor would be 2,66,000 (assuming covered parking)
Great job. Very helpful. Thanks

Couple of questions-
1)is it true that registry has been closed for sec 74! If that is the case then what happens to the existing buyers.
2)in case we sell our apartment then who pays for the registry-us or the buyer?
Registry has not opened for 7x sectors due to NGT issue and it will be opened only once a nod to same is given by central authorities.
If your builder has sent your names to NA as part of lease process, registry would have to be done by original buyer i.e. you. If you sell before that stage, the new buyer will pay for registry.
Amazing effort. I can’t but help noticing and appreciating the pains you are taking to help out each person individually.
How would all this change for resale flats? I am buying a penthouse on the 8th floor in sector 93. Would that also qualify for the floor discount? Would the 25% extra for amenities apply for resale too? And apart from stamp duty, Noida authority charges some transfer charges too. How to calculate those? Thanks for your help.
Thanks for the appreciation. Yes, stamp duty calculation is the same for resale cases as well. Let me get back to you on transfer charges calculation.
Bay parking (back to back). Will it be considered as single covered parking slot or it will be treated as 2 covered parking slots.
It will be considered as 2 covered parking slots.

Hi, I have a flat in sector 74 noida, of size 1195 sq ft, 8 th floor and having BSP of 4811 per sqft. would like to know the cost of stamp paper??
Hi, I am assuming it has a basement parking. Stamp duty would be of 302457 rounded to nearest 100.
Thanks, i found this a good effort.
Thanks for the appreciation.
Sir, my flat size is 1295 sqft, 11th floor. Sector 74 noida, 1 covered car parking, base price RS 4677 psqft. What will be d registry charges.
Specify sector as 74 at https://go4reviews.in/2014/11/group-housing-circle-rate-in-different-sectors-of-noida/ and you get circle rate as 40k.
Specify same along with other details at https://go4reviews.in/2014/11/stamp-duty-calculation-for-flat-in-noida/
Stamp duty comes out to be 3,17,836
Sir
How could I get format of sub lease deed agreement of flat for greater Noida/ greater Noida west
There are some changes of late after UP Apmt act being enforced (yet partially). You may file an RTI with Noida Authority.
What is the total stamp duty and registry charges for a 1440 sq feet ground floor flat in sector 74 with 1 covered parking (basement) and BSP Rs 4350/- per sq ft? As of April 2015?
If you refer https://go4reviews.in/2014/11/group-housing-circle-rate-in-different-sectors-of-noida/, you will find that circle rate for sector 74 is 40k per sqm
If you enter the circle rate along with other values at https://go4reviews.in/2014/11/stamp-duty-calculation-for-flat-in-noida/, you get stamp duty as:
4,06,500
Registration charges is 10k+service tax
Thanks for clarifying!
Very helpful tool ! Thank you so much for creating this and the circle rate calculator!!
One question – do stamp duty charges in Noida differ if the applicant is male or female or if both male and female are co-applicants?
Glad to know you liked it.
It was the case some 4-5 years back. But, now its 5% flat (+additional) irrespective of gender of ownership.
If the excel is taking time, could you please atleast describe the formulae for calculation. Also, answer questions like which part of cost are considered for stamp duty (BSP, PLC, Car Parking etc.).
It is 5% of BSP or circle rate (whichever is higher) multiplied by area plus 25% extra (for amenities). There is floor wise discount as you go up. Add 7.5k for open and 15k for basement parking. You may use https://go4reviews.in/2014/11/stamp-duty-calculation-for-flat-in-noida/ for finding exact stamp uty value.
Article link
http://m.timesofindia.com/city/noida/Now-circle-rates-set-to-rise-in-Noida/articleshow/46138227.cms
Have the circle rates increased drastically in Noida in past one month ? Like for sector 137 from ₹50,000 per sqm to ₹62500
No, the last change was for allotment rate. Next change is expected in June/July, 2015.
But there was an article in ToI on February 2015 around te possibility of circle rate increasing by 17-20% . Btw normally by how kuch % do circle rates increase
Yes, that article was only for circle rate hike for allotment rate where future land allotments to builder will be costlier.
Circle rate normally increases by 10 to 20% but you can expect some restraint with elections approaching.
You mentioned that you would share an excel as well. Could you please provide the link.
Thanks for writing Anurag. We are yet to upload due to shortage of time. Will do that soon and notify.
Hi,
I had purchase a flat in noida sector 78 in 2010. Area : 1550 sqft,
Basic cost :- 3551000 (Rs 2300 per sqft). Floor :- 10th, Open Car Parking : 1, addition (Club, Power Backup, EEC / FFC Charges, Lease Rent).
So as per builder they are offering position next month (April 2015). Please help me to calculate stamp duty.
Also please share excel sheet to calculate stamp duty.
Thanks for writing to us Neeraj. Your stamp duty would be Rs 2,95,490.
We would try to come up with an excel sheet as suggested by you.
Hi
I heard some news item that Noida authority has given some ruling which states that for any delay more than 2 years , the registry will be done at BSP instead of new circle rate. Is this true ?
Thanks for writing to us. There was a recent notification by NA but that was only meant for direct allotments i.e. for NA flats, plots or villas. The same does not apply to group housing projects.
Oh.. that is sad.. For a moment I was happy that finally some justice for the customers who are getting screwed from both sides – builder as well as Noida Authority
Thats how it works unfortunately 🙂
Hi
Its not still clear why its 5% i.e it should be different for male (7%), female(5%) or joint( 6%), I heard.
whats the actual difference between stamp duty & registration ?
how exactly these 2 are calculated ? whats the exact formula ?
any way to save the amount ?
What all documents required for this ? can we take a prior appointment ? Is this online now ?
– Sandeep
Hi Sandeep. It used to be this way (5,6,7) around 3-4 years back. Of late, it has been changed to flat 5% in Noida/Greater Noida.
Stamp duty is a form an initial property tax you give to development authorities. It runs in lakhs.
Registration charges are flat 10k+ST in Noida/Greater Noida
Stamp duty calculation involves 5% of bsp or circle rate based flat price and additional 7.5k or 15k additional for open or closed parking respectively.
There is some discount as you go up the floor.
More can be seen at our calculator.
Due to market slowness, Generally, circle rate offset your bsp these days. Hence, There is really no way to save any amount on this.
You can buy the stamp online but registration has to be done physically eventually through yourself or your POA.
Hope it helps.
Hi,
could you please share formula of calculating Stamp Duty.
Thanks
Thanks for writing to us Pramod. Stamp duty is 5% of BSP or circle rate whichever is higher. There is additional 25% for amenities (mostly all builders have at least 5 of 6 amenities nowadays). There is additional 7.5k and 15k for open and closed parking respectively. Also, there is some discount as you go up the floor. Hope it helps.

is stamp duty less / different in noida for women ?
No, it is same.
hello
I am not able to calculate my stamp duty. for sector 78 noida first floor all inclsive its 4575 psf.
Thanks
hi Akhil,
Circle rate is 40000 per sq m for 78.
so, you may supply these values in the calculator to get the calculated stamp duty:
Super Area (in sq.ft.)* [YOUR FLAT’S SUPER AREA HERE]
BSP (per square feet)* 4575
Floor No* 1
No. of Open Parking* [AS APPLICABLE. PLEASE NOTE THIS NEEDS TO BE SUPPLIED AS 0 if not applicable]
No. of Closed Parking* [AS APPLICABLE.PLEASE NOTE EITHER OF OPEN OR CLOSED PARKING SHALL BE AT LEAST 1. THIS NEEDS TO BE SUPPLIED AS 0 if not applicable ]
Circle Rate(per sqm)* 40000
Please let us know in case of any queries.
my bsp includes the car parking
Thanks for writing to us. Car parking is still considered while calculating stamp duty irrespective of what your builder buyer agreement states. If builder has arranged for basement parking, 5% of 2 lakh i.e. 10k is charged. for open parking, 7.5k is charged.
hello i have heard stamp duty charges will be incrased as 18% registarion of land has increased by noida authority so after that what would b circle rate of sec 78 noida
yes, allotment rates have increased. However, there is no notification on circle rate as yet. We are in touch with the authority and would be updating you as soon as the same is notified.
is there are chances that circle rates will also b increased
thanks.how much it would b for sector 78 as of now it is 40000 sq mtr just rough idea
should not be more than 45k psm if at all they increase the circle rate for group housing as well.

Hello
I have booked a flat in sector 137 in 10th floor with area 1560 sqft. I have taken two covered parking. As per this calculator my registry charges are coming out to be 3,92,310 but I was calculating using some other calculator and there it was coming out to be 4,70,961. Can you please confirm me the correct amount ? The circle rate used in that calculator was ₹62,500/sqm.
Hi Himanshu. Thanks for writing to us. Circle rate for 137 is 50000 per sqm and not 62500. 62500 is rate for residential plots (which do not now exist in sector 137) and not group housing society. Many of our known have used this calculator for their flats in sector 137 (paras, gulshan) and 110, 100 (3c projects) and the stamp duty value is bang on at least as of now 🙂
Thanks a ton.. This is a load off my chest.. Is the stamp duty different from registration charges ,
Registration charges must be between 10 to 15 thousand for your unit 🙂

Pl tell me whether price of a under construction group housing flat is based on circle rate or on sale agreement , from capital gains and taxation point of view.
Thanks for writing to us Amar. Taxation rules including capital gain calc. are purely based on the agreement with the builder.
Thanks. Pl clarify
As an example, if booking cost of flat is RS 45Lac in 2009 and flat is sold in 2014 @ RS 60L as per sale agreement but value of flat is Rs 65 L as per circle rates. While calculating capital gains, selling price will be Rs 65 L or Rs 60L ? . The flat is under construction and hence not registered yet.

No, only BSP.
A good tool.
Thanks for writing to us. Many thanks for the appreciation. We would try our best to keep up to the expectations.
If builder has promised for free car parking and everything is inclusive in BSP then does we need to consider stamp duty on Car parking also ? Also if the House is on Joint owner (Husband and wife) then does it effect registry rate in Noida.
Yes, car parking will be considered irrespective of what is in agreement since its mandatory. Joint ownership makes no difference
How does BSP relate to in arriving the stamp duty for a flat,
Hi Arpit, thanks for writing to us. BSP or circle rate, whichever is higher is taken into consideration while calculating stamp duty. The comparison is done behind the scenes. Hope it helps!
Thanks very much for the info
Thank you very much for such a great tool.
Can you calculate for Resale case also.
Case 1 : Original applicant booked flat @ 2800 psf. But he sale it @ 4700 psf. to buyer. Bank loan was sanctioned as per 4700 psf.
current circle rate is 40000 psm. But builder didn’t changed Builder buyer agreement, builder just transfer ownership (Endorsement case) mentioning cost of flat @ 2800 psf. Now How much stamp duty shall be paid by buyer.
Thanks for writing to us Ganesh sir. It would be based on psf rate mentioned on agreement. Although I wonder how would bank sanction loan on a higher rate, it would still be the rate in the agreement that would be used to calculate stamp duty. It is precisely because of resale transactions that circle rates are revisited often. You may please enter 2800 psf in BSP and calculate for yourselves. Hope it helps!

This is an excellent tool. Someone taking so much of pain to create this and helping people is really commandable. I personally feel that even if the calculation is not exact( which is very unlikely) but it is sufficient enough to give us a fair idea of the stamp duty. It will help lot of people to keep this additional amount ready once they go out for registry.
Thanks for your kind words sir. We are overwhelmed.
Can u pls forward the excel to my mail id

Yes please, excel sheet sounds good.
My e-mail address is: [email protected]
Thanks.
Pardon us for the lack of time. We would be uploading the excel link to this page itself by the weekend. Kindly bear with us. Thanks again.
hi thanks for response. the error lies in the discount allowed of 5% per floor after second floor.
For example i have flat in gardenia grace of 1575 Sq. Ft.
The circle rate is 55000 a square meter
Floor is fifth
So, the formula is 55000-15%(floor discount)+25% + 1,50,000/- for open paking and Rs. 3,00,000/- for covered parking x 5% which comes out to be 4,50,100/- whereas calculator shows 442563/-
I have confirmed from sub registrar also the link of circle rates taken from some site
Hi Rahul, thanks for getting back to us. We thank you for pointing out the issue with parking surcharge and have done a modification to handle the correct surcharge for open and closed parking which has changed effective 1st August, 2014. https://go4reviews.in/2014/11/group-housing-circle-rate-in-different-sectors-of-noida/
We have assumed that society has all given amenities hence, 25% surcharge is included.
The calculations are being used recently by 3C and Paras owners and have been found matching exactly the way it is.
Please let us know where you think there is an issue. We would be glad to look into it.
please share circle rates for sector 78
Cant thank you more
