Stamp duty calculator for Greater Noida flats 2017

In view of recent changes introduced by Revenue department of Gautam Buddh Nagar, we have updated our stamp duty calculator for Greater Noida flats. The circular from the department indicated that the floor wise discount has been modified. Although there is no separate notification for stamp duty cost for two wheeler parking for Greater Noida, Noida has already introduced it. So, that may be a sign of announcements to come.

Please note:

  1. There is 10k discount for ‘Female only’ allottee. ‘Male only’ or ‘Male/Female co-owners’ do not enjoy any discount.
  2. The calculator assumes that the group housing society has all the amenities like power backup, community centre/club, swimming pool, gym and lifts ready or planned.
  3. All other discounts like floor discount are already considered as part of calculations above.

Further to above stamp duty, an allottee has to pay the following at the time of registration:

  1. Registry charges of around 22k.
  2. (Not essential) Lawyer charges of around 10k to 25k depending upon whether you are going through self appointed lawyer or builder appointed lawyer (not essential if you are doing the registry yourselves).

    Thanks for providing such useful tool.

    Still in Greater noida west all builders have different calculation for stamp duty.

    Can you please share how and when below charges are considered:
    1. 10% facility charges,how and when.
    2. Floor rebate from which floor,is it still being given,and for which condition its not given.
    3.Is any there provision to get registry work done,without builder appointed lawyer.

      You can go through http://gbnagar.nic.in/circle%20rate/GREATER%20%20NOIDA.PDF for exact source. for query 1, see page 116 to 121 and 122. For query 2, you will get answer on page 122 point 1. For query 3, yes, you can do that either through outside lawyer or yourself. Its just that you need to coordinate with builder throughout.

      Irrespective of whether parking is inclusive or exclusive of cost, parking mandatorily forms part of stamp duty calculation. Accordingly, the stamp duty would be around 2.37k

    My builder asked to pay 2,31,000 as stamp duty & additional 36K for registry

    Area : Sec 16 C , noida extension
    size : 1235
    Floor : 4th

    Could you please calculate the stamp duty … Above calculator showing 2, 22,837

    my builder had given a complete package to me without telling me type of parking. what shall ia ssume?

      please check with builder. generally its covered parking as open parking are generally preferred by investors.
