Recent spate of robberies in Noida through last one year or so have completely galvanized the general perception that gated societies are safer. The fact that these thefts have occurred in numbers indicate that thieves or gang of robbers are now looking at gated societies as an option to maximize their theft value within the same compound.
A research done on last 4 big thefts in the region in JM Orchid, Prateek, Paras and Gaur city projects saw a similar trend. Multiple flats robbed, flats robbed within 3-4 hours time and robbed in daylight. The most striking cord is that maximum of middle floors were robbed in all these cases.
The reasons attributed to middle and high floors being the first choice for thieves these days is the fair distance from security staff sitting at ground floor. An year back, Sobha introduced a unique security concept at its Bangalore project named Elite where it had 3 security staff on each tower (1 each after 6 floors). This was done post a thorough analysis and experience by the builder staff taking care of security of its in-house property. This has since found many takers including Godrej in the region.
The solution is considered more practical vis-a-vis expecting CCTVs on each floors as poor supervision has been instrumental in not supplementing the digital device.
Another solution doing rounds in Hyderabad is a society app software that links gate security, tower security and individual residents. This approach is however successful if residents spend around 7k to 10k in ensuring a good CCTV camera for their flats mapped to their phone to help ascertain flat condition at any point in time. In case a suspicious activity is found by resident, a simple click on mobile app can send an alert to the tower security with flat # generating alert that can then help crosscheck safety of the flat.
