Power back up and maintenance – How much does it actually cost
There is a general belief among public that Builders in recently developed societies have been charging power backup and maintenance cost at exorbitant rates.
We did a ground study to find out how much should it actually take someone to deliver power back and complete maintenance to all flats in a society to the satisfaction of the residents.
Private builders in Noida, Greater Noida, Ghaziabad, Faridabad and Gurgaon charge somewhere between 12 to 18 Rs. per unit for power backup.
Builders also charge maintenance at Rs. 2 psf to 2.5 psf.
We did a quick analysis of the charges in cooperative societies with top notch maintenance facilities.
As part of this, we covered Black Gold in Greater Noida, NHC in Faridabad and AWHO in Noida and Gurgaon. All these have flat density of 50 per acre to 80 per acre which is lesser than the ones in private builder’s societies.
The flat owners in these societies are generally satisfied with the maintenance and power back provisions.
All these societies are well established and considerably secure societies that have 3 tier security (comprising of security at gate, at tower and electronic surveillance). All these societies have more than 60% green/open area required to be maintained.
They have sufficient plumbers, electricians, cleaners and other staff to support flat owner’s needs.
We were told that these societies are charging from Rs 6.5 to 9 per unit for power back up with the maximum being in AWHO Gurgaon.
Similarly, the maintenance charges are also controlled and are within Rs 1.5 psf with the maximum being in AWHO Gurgaon again.
ATS in Noida where maintenance is being controlled by RWA, is also charging just 1.7 psf.
Quite clearly, the two (power back up and maintenance charges) are being un-necessary overblown by builder to make the maximum money out of this.
Buyers can quote these societies and ask builder for explanation of charges.
Builders however don’t necessarily entertain such requests.
Buyers group can send a legal notice in such cases after taking possession.

This is a response to comments on the post. We have not done the calculations for the cooperative societies we have mentioned.
We have simply shared the actual power back up cost in these societies.
People may reach RWA, AWHO, sector 82 Noida to confirm the power back up charges if they have any doubts.
The society is just charging 6.5 per unit for power backup.
Next time perhaps, would try to get the calculations/rationale behind these charges as well.

Can anyone share the current charges of DG backup and Mains of these societies.
RWAs are for a purpose but we see most of them working for individuals interest of management body – even at the cost of society funds and welfare of members.
For example, RWA of Krishna Apra Residency (Block: E-8, Sector-61, NOIDA) – a group housing society, is taking a number of illegal decisions and exhorting money from residents. Most residents are busy in their work / offices and find little time to intervene. Given this scenario, RWA has started making structural changes in the society (in public / common space) such as a new gate for the society, changes in individual buildings, parking spaces etc. None of these are based on consent of the residents but through nexus of management of RWA. They are using these projects to exhort more money from residents as well as siphon off money through civil and maintenance work. Unfortunately most residents are silent and paying instead of acting against these corrupt practices, which only motivates the RWA management to be bolder in their corrupt work.

Thanks for pointing out Avinash. It is around 800 rupees per month for 2bhk which is very reasonable. However, they do not have 3 tier security unlike other societies.
I check the Gaur Sandaryam Power backup specification and it is will charge 15 Rs/Unit power back. Broker filled the power backup as 7.5 KVA. Is this value correct. can you please suggest me. I want to reduce that or I won’t go for power backup.
Hi Shadab, what broker filled is the capacity of power backup. So, builder will provide 7.5KVA of power backup to your unit. Meaning, on backup, you can run appliances whose wattage combined is 7500 watt. While what has been mentioned to you is the power backup charges which is unfortunately unregulated. You should form a group and try to get it reduced. However, as of now, 12 Rs psf is the least that any builder governed maintenance is charging in Noida as of now.
How is power back up cost per KWh calculated? Can some one help us understand? Our builder has started charging Rs 19.36 per unit effective 1 June 2015 irrespective of flat size

After maintaining our own society as RWA representative. Analysis looks misleading to me.
Maintenance charges of 1.75 is ok but backup charges of 7 – 8 per unit is not realistic. It will be possible only if it is being subsidised or seprate chargea is collected for electricity supplied from DG for common area.
We are able to recover max 50% spent on expense being made on diesel.
They charge power back up on no profit-no loss. You may reach RWA, Vivek Vihar, Noida or AWHO, Gurgaon to check the actual calculation/rationale behind the charges.
7-9 rs a unit in a state where electricity cost itself is 5+ looks like a joke.

You may check with RWA, Vivek Vihar, Noida or AWHO Gurgaon which are quite approachable. We have not done any calculations, these are actual charges in the society.
I am living in AWHO Noida society sector 28. We do not have any power back up from society. Further the 7to 9 Rs per unit for DG power back is ridiculous. If some society is saying so there is some vested interest. If any one wants to calculate DG power per unit cost there are many consultants in NCR who can work this out for you on chargeable basis.
This relates to AWHO, Sector 82 also commonly known as Vivek Vihar. As per RWA, it is no-profit, no-loss deal.
I don’t see a foul play when residents have themselves confirmed the charges.
An owner with 3bhk of size ~ 1850 sqft is being charged Rs 2400 as maintenance per month (around 1.3 psf per month) and power back up charges of around 7 Rs per unit.
If you still see it improbable, you may discuss with them to get a hold of the magic.
