Noida Extension – some upcoming projects suggestions
Noida extension has been brimming with launches since last couple of years.
While previously we had suggested some nearing possession projects in Noida Extension, today, for the benefit of our readers, we discuss the investment potential of new launches in the region.
Below are the soft launches/upcoming launches that investors can try there luck in:
1) SAHA Meghdutam Encore– A project by SAHA builder, a former partner with ATS group is expected to be one of the best maintained project in the region in years to come. The location is strategically good but comes with the obvious disadvantage of being too close to the Gaur gol chakkar. The project will be launched sometime this month. Tentative price is 4.3k to 4.5 AI.
2) Stellar One– One of the best builder in the region, this is one of the most eagerly awaited project of the region. The project is expected to be launched by end of this month. No clarity on launch price as yet.
3) New tower of Gaur Saundaryam-A new tower has been launched in Gaur Saundaryam at around 4k AI. One of the disadvantage of this location could be proximity to village and being too close to the Gaur gol chakkar.
Update:
Stellar One finally got launched in May. This looks like a very good buy for small sized apartments. Priced at 3.7k to 3.8k without negotiation, this is reasonably priced.
Also launched is Arihant Ambar priced at 3.3k to 3.5k. However, location and quality wise, Stellar excels.

Searching new Project in noida extension , so, what about at Aastha Greens , First Project in noida extension but based on Bihar Market (Bihar Based no 1 Builder) (Nutan Construction / Surya Nest-build / kashyap Green Homes).
Suggest me as soon as possible.
None of these. choose a builder with good track record.

In yesterday’s newspaper ,there was news that due to land pooling policy in Delhi around 25lac flats are due to come and this may hit NCR market n prices may further fall.
What’s your opinion on this?
Unfortunately, the areas left in Delhi that may come under this policy are few and expected to be in congested locations. People have preferred Noida/GN for its openness and planning. That thought process wont change. Hence, prices wont fall but will remain stable. This is true that prices wont peak for quite some time.
How is Saha Encore project? Do you think it would be best project in Noida Extension?
It would definitely be amongst the top 3 projects. However, we suggest individuals to do a thorough study of location and plot title before proceeding further.
Location for Saha Encore looks good as it would connect Sec 78/79 through a bridge. Its sector is more green and away from Gaur Circle clutter. My worry is about builder and quality, Would it be another ATS of Noida extension? Is it safe to go with them?
You can expect one the best quality in Noida extension from them. However, the previous project Amadeus in sector 143 is delayed. So, you can expect delay here as well. Also, like its previous project, this is also a small project hence open area will be limited to around 2 acres. If you are fine with the above, make sure you check the property title before investing.
You are emphasising on property title. But if they show project approval papers…would that be ok for us?

Is proximity of Saundaryam to Gol chakkar an advantage or disadvantage
Disadvantage of traffic jams in long run. Hence, we don’t suggest for end use. However, being close to noida could be a big criterion for many. So, short term investment wise, can still be considered. However, please note that property market is generally slow and will continue to be so for at least a year unless any direct measures/sops are taken/introduced by government.
