Best projects in Noida Extension (Greater Noida West)

(This article was written in 2014. A lot has changed since. We will soon be updating the article soon. Currently, its outdated). Noida Extension or Greater Noida West as it is better known now as has seen considerable makeover since some of its land issues got resolved almost 2.5 years back.
It comes with a unique benefit of proximity to Ghaziabad as well as Noida, Greater Noida.
While there are some issues like farmer compensation charges and pending litigation in few plots, the area has come up nicely and if Greater Noida Authority does justice to its plans, things would get merrier.
Today we touch upon the projects we feel are going to be the defining landmarks for this region.
You are free to share their counter views for reader’s benefit.

Gaur city (GC1 and GC2)
This was always regarded as the best located project in the sector. Nearest to central Noida, the builder did justice by running residential and commercial projects together and delivering few residential towers with a slight delay. The quality is better than average considering the rates at which it was launched. This is expected to be a good buy for end use (especially GC1 and GC2).

Current rates for the project are 3900-4200


Ajnara Homes
A good location and a decent builder is expected to drive this project forward. There have had been some issues with the land but things are settled now and future appears bright. Considering small size of the project, is expected to be delivered sooner.

Current rates for the project are 3500-3700

Panchsheel greens (I)
Decent builder and a good location. Panchsheel has previously delivered a modest project in Crossing republik and is expected to follow suit.

Current rates for the project are 3500-3800

Gulshan Bellina
Given the builder credentials and its past track record, this is going to be another good project for end use. Location is ok but build quality is expected to live up to a buyer’s expectation. The builder has demonstrated a customer centric approach during execution of its previous project thereby qualifying as a generally acceptable builder.

Current rates for the project are 3300-3750

Update over December, 2014 post:
Recently, it is brought to light that Gaur city has had some issues related to plaster and seepage. As per Gaur management, it is due to shoddy labour work and limited to certain flats. We hence request you to be prudent of the flat issues before investing.

      Hi Ashutosh, buyers have faced some issues with additional demand. And builder has not been very responsive. I would suggest you to look for other builder like ATS or ace. They may be costlier but prevents you from at least some headache.

    Trident Embassy.sector 1,Noida Extension Project Review by real flat owners.

    From front road no one can identify the project as there is no project name board on site from front road,its between devika and paramount emotions.

    Real flat owners 7 years flat waiting and 6 months as flat residents review:

    I purchased flat in 2011 with few other friends here in Trident embassy. (luxury by nature.), it means everything flat residents will get everything from nature,nothing from builder.
    We came to know this tag line real meaning now after flat handover after 7 years wait.

    Few buyers say yes in eveything of builder and try to deviate other buyers/residents in such a good way,they did not let come others residents/buyers in front of builder for anything,even no common protest yet.

    Phase-1 of 6 towers OC applied in Dec 2016,and OC came in Dec 2017,without any public notice in any newspaper (as per authority process),buyers started taking possession from March 2017 without OC,Officaly possession latters sent in Jan 2018,registries started in March 2018,till now May 2018,no car parking space is ready,no car parking basement is constructed completely,no marking has been done for car parking till now,no car parking slot are allocated to shifted residents even after registry.

    ****If you will compare trident inner park beauty/quality,steller jeevan outer green belt park is more than beautiful/quality in all aspects.

    In Sunday Storm,few flats glass sliding doors are broken,because initially builder installed pakka glass doors in flats,and later on he is installing katchcha glass sliding doors.

    ******Possession Staff:

    This is only builder who is taking 40,000 in cash as registry charges from every residents/buyer in noida extension (in which around 23-24k regitry office takes rest 16k is divided between builder and his advocate,they know ratio better).
    In other projects this amount comes around max 32,000.

    Their stafff even can not calcualte stamp duty amount correctly in many times,everytime they tell different amount.

    A. Selling on the name of Loha Laat flat:

    *******Common Review:

    1.If you will see your or any else handover flat, a drill machine small drill can tell the truth that nothing is superior than other builders.

    2. Painters are and their superwisers are so un-experienced that they are unable to given inner flats walls finish,all walls are recently handover flats are rough,can see easily in light,no walls smoothing.

    B. Layout changes and all amenities disappeared:

    1. Earlier there were 11 towers A-K of G+14 floors,then it increased to 18 floors,and now finally 25 floors.,no of lifts were two and remains 2 still after 25 floors. New tower came later.

    2.Builder took forcefully NOC from buyers of this changed layout on the name of OC and possession with help of few other buyers who have taken possession before 6 months of getting OC.

    3.Builder got OC somehow,but they did not share this OC copy to any buyer,definitly something was not right in OC,no OC notice published in newspaper regrading OC from authority/builder before 2 months as per process.

    4. Lifts are worst part,which becoming more worst day by day,as labours and houskeeping/maintenance staff making it worst by not keeping those clean and restricted to only residents.
    In 3 out of 6 towers only single lift is installed and working till now May 2018,even after OC came in Dec 2017.

    *******C. Project team Construnction Part is handled by un experiencced staff and superwisers:

    1. Earlier construction was slow and haulted due to lack of funds,thats understood. Now top owners persons giving funds to develop better project,but non experienced project manager and his staff are waisting whole amount.

    2.Kids and ladies pool is good example of this,they constructed pool so small and in such a way that all dusts and dirty water comes into pool and no changing washrooms are made properly on pool.

    3.Half basketboll court is another example of their experienced ness,they forcefully created in between two towers A and B flat walls,they simple dont understand when people will play,boll will hit residents flats walls,that will disturb their peace of mind.
    This is completely waste.

    4.Box cricket,tennis court and many other earlier agreement amenities are removed without concent of buyers. Created a badminton court which are open and surrounded by all sides open air,and just without any marking any net and they say we constructed a good badminton court.
    Completely waste for playing,everytime you will play,either air will not allow playing you,or your shuttle coke will go to basement as this court is on boundry of podium.

    5.Club construction is going on, Bhagwan hi janta h pta nahi kya banega..kya kya h club me..kuch nahi pta. We asked them to provide tenis court on roof of club,they said technically not possible,only other builders can do,we are not.

    6. Main pool construcion is going on,they made depth of this pool 5.5 fit from all entries.Technically pool depth is designed in such a way that it starts less depth 4 fit and goes to max depth on slop basis,but construction staff did not understand this technical point of pool depth.
    5 fit height wala to pas me baith kar dekhega bas..pool me ja hi nahi payga.

    7. Recently constructed janta flat society type entry Gate is another example of their creativity.

    8. On many towers external walls only single coat of paint is done,that is coming down from now,and will come down completely in next two years,and then for this paint work amount will go from residents pocket in terms of extra manitenance work.

    9. Every tower lobby is another good thing to notice in this project,only you will see pillars thats it,no proper sitting arrangements for tower guards.

    10.No cameras in lifts,things are disappeared in front of flat lobby of residents,lifts internal skin are getting worst day by day by labours,nothing to track who is doing so due to no camera inside lift,who is coming who is going,not possible to track.
    On lifts internall walls,abusing words are written from labours,small children are able to read those and its so embarrsing for us parents.
    And manitenance and project staff is doing nothing.

    ******Sales and Marketting Staff:

    1. They are only here to sell flats with their brokers strong network with good commision to them,nothing else.
    2. After encashing booking amount check,they won’t cosnider you as their esteemed customers,they will listen but wont give any solutions.
    3. While handover of flat,they won’t help falt owner in any means,in case of any flat handover issue,they will simply say this is project team work,they will do,and i desrcibed about their project team above very nicely.
    So you can take idea how falt owner feels while taking flat handover,he feels cheated all the way.
    4. On possession they are taking heafty charges on the name of electricty meter,water sewer charges,fiber to home charges,and 2 years advanced manitenance charges at 2 rs rate.

    By taking 11,000 as fiber to home charges,builder provided ferzi fiber cable till shaft only,that comes at 6rs per meter in market. On top of that Airtel and DTN vender installed their own fiber cable due that that earlier installed bad quality fiber cable,and that builder installed fiber cable will reamain useless forever and our 11k went into their pocket.

    ******Maintenance Staff work:

    1. Instead of hiring a reputed manitenance agency,hired some local people for maintenance work,even builder took 2rs per sqfit with 2 years advanced manitenance,thats costlier than near by ready socities like Steller jeevan,Valencia etc.
    2. Maintenance office people only know how to say residents no for every work.
    3. They will say for every work,this is related to project team,or we cant do this now. And again resident will get nothing except only anger in his mind.
    4. Unprofessional hosuekeeping cleaning in towers done by young boys,who dont know even basic of houskeeping,they even hired few staff below 18 years age,means child labour is there.
    5. No lifts cleaning,no washroom cleaning those are made for gurads and other staff on podium.
    6. Security staff are given broken tables and chairs to sit in tower lobby.
    7. Pathetic electricians changes the electricity to dg so frequently for testing pupose,it on/off in flats 20 times in 30 mins,in many flats residents appliances have damaged.
    8. Only one lift is working and lift stucks at any high floor in 25 floors building,and no help since residents shifted last year.
    10. Intercoms doesn’t work when light goes and dg ons.So if you are in lifts stuck somewhere or stuck in some other dangerous thing,residents wont be able to call on intercoms.
    11. On high floors no mobile networks work in proper way,most of the time,call will not be reachble.
    12. In currently 100 families around,only 5-6 maids are available to work in this area,no cook maid is here,so maid charges are high,and monoploy works in that case.

    ******Security Staff and flat security concerns:

    1. Rececntly 3 car glass was broken either by labour staff or someone else,when residents went to complaints about it into maintenance stafff,they arroganctly talked with residents and made excuses that glass were broken earlier itself.

    No cctv cameras installed in non alloted parking area on podium parking and towers near by parking,so could not track it who broke the glass.

    2. Security staff is local and not from any good agency,so cant expect much things from them,still they are doing their part well whatever they can do. They are not having proper space to sit and even not from water sources to drink,they purchase their water bottles themselves.

    3. No firefighting thing is working on any flat,and did not test yet on every tower.

      Any improvement in the conditions. I am about to book one flat in this society so just want to recheck. As per the sales person everything is completed and they have all the documents.

      if its (casa greens 1) corner or park facing flat, its fine. otherwise you should negotiate.

          Please ensure the tower has OC (occupancy certificate). And 3500 is the going price for park facing corner lower floor flats. If thats the case, you may opt.

    As per my opinion victory central one is far better then victory amara as the location is better and the greenery near by is good wjich will a bonus when pollutuon increased after few year. this is corner plot which is positive point for me. yes they r giving Ac etc in every bdroom. the construction is also good. you can check the same in their complete tower as tbey hv 8-9 tower almost ready for possession. and the club is also ready.

I saw Victory Amara who r offering free ACs and all in their rooms….but i m not sure about their quality..pls throw some light on them and also suggest few other projects in noida extension….Also the idea is that we shudnt pay more than 3200 per sq ft for a 2 BHK plus study……

    Hi, you can also check victory one central. this is a nice project and near to D park metro stn which is upcoming in 2019.this is corner plot and peaceful too. the rates are around 2800.

    For samridhi 3550 all inclusive is too high and 12% service tax will add on this..will come 3800.bring him on 3200 all inclusive be4 tax if possible.dont go by any commission is 100 ra per sqfit there.
    For an idea i am telling in gaur city 2 ready to move rate is 3500 around all inclusive. No tax
    Arihant arden ready to move is 3600 no tax.
    Trident Embassy quality is better the other. Rate is 3300.
    Samridhi project is surrounded many other projects.

    Where ever you will start price dealing..give them 10% less in samridhi if they are saying 3200 rate..
    Target them 3000 all-inclusive price.
    Market is very slow builder will say they have limited inventory but they tell a lie.
    In samridhi only 40 or 50% units are sold only.
    Give your price dont come in their stories.wait them to come back.
    Every builder has their last customer price.
    Try to get 1 or 2 yrs advance maintenance in the deal itself.
    Trt to get ifms in bsp also.
    Try to get 5 kw power load and 2 kw dg load.
    All this i learnt from my real experience.
    Don’t hurry to book. Becaj once you give booking amount check you will loose all negotiation power.
    You can check Trident Embassy also.
    Metro will come to gaur chowk first nd at least after or in 5 yrs.
    As near you will live metro station more auto crowd and noise pollution you will get free.
    Metro is needed but not so close.should be approaching distance.
    Steller jeven road is less polluted and less conjested than any other road in extn.
    Else consider lot of dust due to construction by near by projects.
    What all inclusive rate samridhi you are getting

      Thanks a ton to both u guys including Asheesh…. we r still in negotiation stage…but Samriddhi is offering sumvr around 3550 all inclusive…the belt where Gulshan Bellina,Ajnara le garden etc r situated, it is going to be super crowded without doubt as 3 malls r coming nearby plus other societies r thr too…so though of taking smthng vch is not very close to these crowded areas…130 mtr road anyways would be too crowded in future…
      I was thinking of waiting rather than RTM since connectivity is a problem there..i prefer taking metro for work & my office is in Janpath(Violet Line) metro is a huge consideration..Saw Arihant Ambar also (3250 almost all inclusive for 18th floor)..their interiors r nice…only thing is its far from metro (4 km almost to Sec 78 metro)..also they r RTM now….

    Hello All,
    Really helpful posts…I long with me friend hav bn doing some research from last 2-3 months in Noida Extension for a 2 BHK plus study….after talking,discussing n visiting lots of projects,we have shortlisted few n following r our feedback:
    1) Samriddhi GRAND AVENUE:New project but good vibes,decent location,good market review
    2)Gulshan Bellina:Good reputation but covered from 3 sides,congestion expected in later years as too many projects around,great clubhouse (saw in Gulshan Ikebana)
    3)Ajnara Le Graden: Too many towers,congestion expected (just next to Gulshan Bellina),past experiences seem negative(as per media)
    4)Galaxy VEGA:construction quality not great,sales people were not open while talking deals,pushing to hard for top floor flats
    5)Galaxy ROYALE: too congested
    6) APEX GOLF Avenue: nice location,little overpriced
    7) SKA Green Arch: too much congestion expected(near gulshan,ajnara etc.),Green Mansion delivered which looks fine (visited this society),Still not sure about final product
    8) Radha Sky Garden:too many towers,average quality
    9) ACE Divino:price is okay but since size is large (1245 sq ft),overall cost is on a higher side
    10) ARIHANT Ambar: interiors r nice,bathroom fittings superior,location little far from metro,RTM now….

    Have seen many more which includes Casa Greens,Victory Amara,AMAAATRA,Mahagun Mantra,JM Florence etc…….However, we have liked Samriddhi Grand Avenue out of all the above…..BUDGET is 35 Lakh for 2 BHK plus study…..Request your inputs and suggestions pls……Thanks in advance !!!

      Hi, from your message, it appears you are looking for a property for end use. For one, you must chose RTM. Two, you must know about final demand surprises from those who already received FDN. Three, you must choose a project with good build quality (more important than outside beauty). Fourth, open and preferential flat location with society. Fifth, flat location itself. Asheesh has made a very good point about choosing something which is neither too far nor too near from metro, hospitals etc. Please take these into account and reduce scope of your choices.       So you are looking for ready to move option? There are limited options. I think you should Try higher floors in Gaur city Avenue or Supertech EV (both though have some quality issues).

      Unfortunately, authority have only linked possession to OC and CC. Offer of possession is left as a loophole for builder to manipulate. Better go legal.

          Legally, court will ask you to pay a part of the amount to court registry and not to the builder. the amount will be handed over to builder by court only when OC/CC is received. Court registry puts the amount in fixed deposit account with nationalized bank till possession is offered after OC/CC, benefit of which are passed to buyers.

          Please quote NCDRC’s order for case # IA/5562/2016 as reference which says “he opposite party is directed to deliver possession of the flats to the respective consumers on whose behalf this complaint has been filed on payment of the charges against Head Nos. 1 & 2 in the payment letters filed with this application, subject to the said consumers depositing the balance amount payable under the said demand letter with this Commission within two weeks from today. The possession would be offered only on the deposit and payment in terms of this order being made by the concerned consumers. The Registry will keep the aforesaid amount in the Fixed Deposit with the Nationalised Bank till the order for disbursal of this amount is passed deciding the complaint on merit.

          It is also made clear that the possession will be delivered only if the requisite Occupancy Certificate has been obtained by the opposite party.”

          It is illegal but that could only be proved in court of law. There is no specific clause for this on any land act including UP apartment act, Builder-Authority lease agreement so far. And that’s why it is being misused.

    I am looking for a RTM property or max possesion time as 3-4 months in Noida extn. We will go for 2bhk . Budget max 45 l.Have searched many projects and finally shortlisted- Eros sampoornam, arihant arden, cherry county and exotica dreamville mahagun and stellar one and gulshan belina. Reqirement good quality with loc and reputed builder. Please provide your inputs as to which is the best buy from these considering end use and long term future perspective growth
