Best projects in Noida Extension (Greater Noida West)
(This article was written in 2014. A lot has changed since. We will soon be updating the article soon. Currently, its outdated). Noida Extension or Greater Noida West as it is better known now as has seen considerable makeover since some of its land issues got resolved almost 2.5 years back.
It comes with a unique benefit of proximity to Ghaziabad as well as Noida, Greater Noida.
While there are some issues like farmer compensation charges and pending litigation in few plots, the area has come up nicely and if Greater Noida Authority does justice to its plans, things would get merrier.
Today we touch upon the projects we feel are going to be the defining landmarks for this region.
You are free to share their counter views for reader’s benefit.
Gaur city (GC1 and GC2)
This was always regarded as the best located project in the sector. Nearest to central Noida, the builder did justice by running residential and commercial projects together and delivering few residential towers with a slight delay. The quality is better than average considering the rates at which it was launched. This is expected to be a good buy for end use (especially GC1 and GC2).
Current rates for the project are 3900-4200
Ajnara Homes
A good location and a decent builder is expected to drive this project forward. There have had been some issues with the land but things are settled now and future appears bright. Considering small size of the project, is expected to be delivered sooner.
Current rates for the project are 3500-3700
Panchsheel greens (I)
Decent builder and a good location. Panchsheel has previously delivered a modest project in Crossing republik and is expected to follow suit.
Current rates for the project are 3500-3800
Gulshan Bellina
Given the builder credentials and its past track record, this is going to be another good project for end use. Location is ok but build quality is expected to live up to a buyer’s expectation. The builder has demonstrated a customer centric approach during execution of its previous project thereby qualifying as a generally acceptable builder.
Current rates for the project are 3300-3750
Update over December, 2014 post:
Recently, it is brought to light that Gaur city has had some issues related to plaster and seepage. As per Gaur management, it is due to shoddy labour work and limited to certain flats. We hence request you to be prudent of the flat issues before investing.

Hi Ashutosh, buyers have faced some issues with additional demand. And builder has not been very responsive. I would suggest you to look for other builder like ATS or ace. They may be costlier but prevents you from at least some headache.
Trident Embassy.sector 1,Noida Extension Project Review by real flat owners.
From front road no one can identify the project as there is no project name board on site from front road,its between devika and paramount emotions.
Real flat owners 7 years flat waiting and 6 months as flat residents review:
I purchased flat in 2011 with few other friends here in Trident embassy. (luxury by nature.), it means everything flat residents will get everything from nature,nothing from builder.
We came to know this tag line real meaning now after flat handover after 7 years wait.
Few buyers say yes in eveything of builder and try to deviate other buyers/residents in such a good way,they did not let come others residents/buyers in front of builder for anything,even no common protest yet.
Phase-1 of 6 towers OC applied in Dec 2016,and OC came in Dec 2017,without any public notice in any newspaper (as per authority process),buyers started taking possession from March 2017 without OC,Officaly possession latters sent in Jan 2018,registries started in March 2018,till now May 2018,no car parking space is ready,no car parking basement is constructed completely,no marking has been done for car parking till now,no car parking slot are allocated to shifted residents even after registry.
****If you will compare trident inner park beauty/quality,steller jeevan outer green belt park is more than beautiful/quality in all aspects.
In Sunday Storm,few flats glass sliding doors are broken,because initially builder installed pakka glass doors in flats,and later on he is installing katchcha glass sliding doors.
******Possession Staff:
This is only builder who is taking 40,000 in cash as registry charges from every residents/buyer in noida extension (in which around 23-24k regitry office takes rest 16k is divided between builder and his advocate,they know ratio better).
In other projects this amount comes around max 32,000.
Their stafff even can not calcualte stamp duty amount correctly in many times,everytime they tell different amount.
A. Selling on the name of Loha Laat flat:
*******Common Review:
1.If you will see your or any else handover flat, a drill machine small drill can tell the truth that nothing is superior than other builders.
2. Painters are and their superwisers are so un-experienced that they are unable to given inner flats walls finish,all walls are recently handover flats are rough,can see easily in light,no walls smoothing.
B. Layout changes and all amenities disappeared:
1. Earlier there were 11 towers A-K of G+14 floors,then it increased to 18 floors,and now finally 25 floors.,no of lifts were two and remains 2 still after 25 floors. New tower came later.
2.Builder took forcefully NOC from buyers of this changed layout on the name of OC and possession with help of few other buyers who have taken possession before 6 months of getting OC.
3.Builder got OC somehow,but they did not share this OC copy to any buyer,definitly something was not right in OC,no OC notice published in newspaper regrading OC from authority/builder before 2 months as per process.
4. Lifts are worst part,which becoming more worst day by day,as labours and houskeeping/maintenance staff making it worst by not keeping those clean and restricted to only residents.
In 3 out of 6 towers only single lift is installed and working till now May 2018,even after OC came in Dec 2017.
*******C. Project team Construnction Part is handled by un experiencced staff and superwisers:
1. Earlier construction was slow and haulted due to lack of funds,thats understood. Now top owners persons giving funds to develop better project,but non experienced project manager and his staff are waisting whole amount.
2.Kids and ladies pool is good example of this,they constructed pool so small and in such a way that all dusts and dirty water comes into pool and no changing washrooms are made properly on pool.
3.Half basketboll court is another example of their experienced ness,they forcefully created in between two towers A and B flat walls,they simple dont understand when people will play,boll will hit residents flats walls,that will disturb their peace of mind.
This is completely waste.
4.Box cricket,tennis court and many other earlier agreement amenities are removed without concent of buyers. Created a badminton court which are open and surrounded by all sides open air,and just without any marking any net and they say we constructed a good badminton court.
Completely waste for playing,everytime you will play,either air will not allow playing you,or your shuttle coke will go to basement as this court is on boundry of podium.
5.Club construction is going on, Bhagwan hi janta h pta nahi kya banega..kya kya h club me..kuch nahi pta. We asked them to provide tenis court on roof of club,they said technically not possible,only other builders can do,we are not.
6. Main pool construcion is going on,they made depth of this pool 5.5 fit from all entries.Technically pool depth is designed in such a way that it starts less depth 4 fit and goes to max depth on slop basis,but construction staff did not understand this technical point of pool depth.
5 fit height wala to pas me baith kar dekhega bas..pool me ja hi nahi payga.
7. Recently constructed janta flat society type entry Gate is another example of their creativity.
8. On many towers external walls only single coat of paint is done,that is coming down from now,and will come down completely in next two years,and then for this paint work amount will go from residents pocket in terms of extra manitenance work.
9. Every tower lobby is another good thing to notice in this project,only you will see pillars thats it,no proper sitting arrangements for tower guards.
10.No cameras in lifts,things are disappeared in front of flat lobby of residents,lifts internal skin are getting worst day by day by labours,nothing to track who is doing so due to no camera inside lift,who is coming who is going,not possible to track.
On lifts internall walls,abusing words are written from labours,small children are able to read those and its so embarrsing for us parents.
And manitenance and project staff is doing nothing.
******Sales and Marketting Staff:
1. They are only here to sell flats with their brokers strong network with good commision to them,nothing else.
2. After encashing booking amount check,they won’t cosnider you as their esteemed customers,they will listen but wont give any solutions.
3. While handover of flat,they won’t help falt owner in any means,in case of any flat handover issue,they will simply say this is project team work,they will do,and i desrcibed about their project team above very nicely.
So you can take idea how falt owner feels while taking flat handover,he feels cheated all the way.
4. On possession they are taking heafty charges on the name of electricty meter,water sewer charges,fiber to home charges,and 2 years advanced manitenance charges at 2 rs rate.
By taking 11,000 as fiber to home charges,builder provided ferzi fiber cable till shaft only,that comes at 6rs per meter in market. On top of that Airtel and DTN vender installed their own fiber cable due that that earlier installed bad quality fiber cable,and that builder installed fiber cable will reamain useless forever and our 11k went into their pocket.
******Maintenance Staff work:
1. Instead of hiring a reputed manitenance agency,hired some local people for maintenance work,even builder took 2rs per sqfit with 2 years advanced manitenance,thats costlier than near by ready socities like Steller jeevan,Valencia etc.
2. Maintenance office people only know how to say residents no for every work.
3. They will say for every work,this is related to project team,or we cant do this now. And again resident will get nothing except only anger in his mind.
4. Unprofessional hosuekeeping cleaning in towers done by young boys,who dont know even basic of houskeeping,they even hired few staff below 18 years age,means child labour is there.
5. No lifts cleaning,no washroom cleaning those are made for gurads and other staff on podium.
6. Security staff are given broken tables and chairs to sit in tower lobby.
7. Pathetic electricians changes the electricity to dg so frequently for testing pupose,it on/off in flats 20 times in 30 mins,in many flats residents appliances have damaged.
8. Only one lift is working and lift stucks at any high floor in 25 floors building,and no help since residents shifted last year.
10. Intercoms doesn’t work when light goes and dg ons.So if you are in lifts stuck somewhere or stuck in some other dangerous thing,residents wont be able to call on intercoms.
11. On high floors no mobile networks work in proper way,most of the time,call will not be reachble.
12. In currently 100 families around,only 5-6 maids are available to work in this area,no cook maid is here,so maid charges are high,and monoploy works in that case.
******Security Staff and flat security concerns:
1. Rececntly 3 car glass was broken either by labour staff or someone else,when residents went to complaints about it into maintenance stafff,they arroganctly talked with residents and made excuses that glass were broken earlier itself.
No cctv cameras installed in non alloted parking area on podium parking and towers near by parking,so could not track it who broke the glass.
2. Security staff is local and not from any good agency,so cant expect much things from them,still they are doing their part well whatever they can do. They are not having proper space to sit and even not from water sources to drink,they purchase their water bottles themselves.
3. No firefighting thing is working on any flat,and did not test yet on every tower.

Please ensure the tower has OC (occupancy certificate). And 3500 is the going price for park facing corner lower floor flats. If thats the case, you may opt.
As per my opinion victory central one is far better then victory amara as the location is better and the greenery near by is good wjich will a bonus when pollutuon increased after few year. this is corner plot which is positive point for me. yes they r giving Ac etc in every bdroom. the construction is also good. you can check the same in their complete tower as tbey hv 8-9 tower almost ready for possession. and the club is also ready.

Hi, you can also check victory one central. this is a nice project and near to D park metro stn which is upcoming in 2019.this is corner plot and peaceful too. the rates are around 2800.
For samridhi 3550 all inclusive is too high and 12% service tax will add on this..will come 3800.bring him on 3200 all inclusive be4 tax if possible.dont go by any broker.broker commission is 100 ra per sqfit there.
For an idea i am telling in gaur city 2 ready to move rate is 3500 around all inclusive. No tax
Arihant arden ready to move is 3600 no tax.
Trident Embassy quality is better the other. Rate is 3300.
Samridhi project is surrounded many other projects.
Where ever you will start price dealing..give them 10% less price..like in samridhi if they are saying 3200 rate..
Target them 3000 all-inclusive price.
Market is very slow builder will say they have limited inventory but they tell a lie.
In samridhi only 40 or 50% units are sold only.
Give your price dont come in their stories.wait them to come back.
Every builder has their last customer price.
Try to get 1 or 2 yrs advance maintenance in the deal itself.
Trt to get ifms in bsp also.
Try to get 5 kw power load and 2 kw dg load.
All this i learnt from my real experience.
Don’t hurry to book. Becaj once you give booking amount check you will loose all negotiation power.
You can check Trident Embassy also.
Metro will come to gaur chowk first nd at least after or in 5 yrs.
As near you will live metro station more auto crowd and noise pollution you will get free.
Metro is needed but not so close.should be approaching distance.
Steller jeven road is less polluted and less conjested than any other road in extn.
Else consider lot of dust due to construction by near by projects.

Thanks a ton to both u guys including Asheesh…. we r still in negotiation stage…but Samriddhi is offering sumvr around 3550 all inclusive…the belt where Gulshan Bellina,Ajnara le garden etc r situated, it is going to be super crowded without doubt as 3 malls r coming nearby plus other societies r thr too…so though of taking smthng vch is not very close to these crowded areas…130 mtr road anyways would be too crowded in future…
I was thinking of waiting rather than RTM since connectivity is a problem there..i prefer taking metro for work & my office is in Janpath(Violet Line)..so metro is a huge consideration..Saw Arihant Ambar also (3250 almost all inclusive for 18th floor)..their interiors r nice…only thing is its far from metro (4 km almost to Sec 78 metro)..also they r RTM now….

Really helpful posts…I long with me friend hav bn doing some research from last 2-3 months in Noida Extension for a 2 BHK plus study….after talking,discussing n visiting lots of projects,we have shortlisted few n following r our feedback:
1) Samriddhi GRAND AVENUE:New project but good vibes,decent location,good market review
2)Gulshan Bellina:Good reputation but covered from 3 sides,congestion expected in later years as too many projects around,great clubhouse (saw in Gulshan Ikebana)
3)Ajnara Le Graden: Too many towers,congestion expected (just next to Gulshan Bellina),past experiences seem negative(as per media)
4)Galaxy VEGA:construction quality not great,sales people were not open while talking deals,pushing to hard for top floor flats
5)Galaxy ROYALE: too congested
6) APEX GOLF Avenue: nice location,little overpriced
7) SKA Green Arch: too much congestion expected(near gulshan,ajnara etc.),Green Mansion delivered which looks fine (visited this society),Still not sure about final product
8) Radha Sky Garden:too many towers,average quality
9) ACE Divino:price is okay but since size is large (1245 sq ft),overall cost is on a higher side
10) ARIHANT Ambar: interiors r nice,bathroom fittings superior,location little far from metro,RTM now….
Have seen many more which includes Casa Greens,Victory Amara,AMAAATRA,Mahagun Mantra,JM Florence etc…….However, we have liked Samriddhi Grand Avenue out of all the above…..BUDGET is 35 Lakh for 2 BHK plus study…..Request your inputs and suggestions pls……Thanks in advance !!!
Hi, from your message, it appears you are looking for a property for end use. For one, you must chose RTM. Two, you must know about final demand surprises from those who already received FDN. Three, you must choose a project with good build quality (more important than outside beauty). Fourth, open and preferential flat location with society. Fifth, flat location itself. Asheesh has made a very good point about choosing something which is neither too far nor too near from metro, hospitals etc. Please take these into account and reduce scope of your choices. So you are looking for ready to move option? There are limited options. I think you should Try higher floors in Gaur city Avenue or Supertech EV (both though have some quality issues).

Unfortunately, authority have only linked possession to OC and CC. Offer of possession is left as a loophole for builder to manipulate. Better go legal.

Legally, court will ask you to pay a part of the amount to court registry and not to the builder. the amount will be handed over to builder by court only when OC/CC is received. Court registry puts the amount in fixed deposit account with nationalized bank till possession is offered after OC/CC, benefit of which are passed to buyers.
Please quote NCDRC’s order for case # IA/5562/2016 as reference which says “he opposite party is directed to deliver possession of the flats to the respective consumers on whose behalf this complaint has been filed on payment of the charges against Head Nos. 1 & 2 in the payment letters filed with this application, subject to the said consumers depositing the balance amount payable under the said demand letter with this Commission within two weeks from today. The possession would be offered only on the deposit and payment in terms of this order being made by the concerned consumers. The Registry will keep the aforesaid amount in the Fixed Deposit with the Nationalised Bank till the order for disbursal of this amount is passed deciding the complaint on merit.
It is also made clear that the possession will be delivered only if the requisite Occupancy Certificate has been obtained by the opposite party.”

So what does this means?
It is illegal but that could only be proved in court of law. There is no specific clause for this on any land act including UP apartment act, Builder-Authority lease agreement so far. And that’s why it is being misused.

If you need flat for end use..then why choosing option who will give Delivery after 3 yrs or more depends.
Because rates are almost same in projects who are ready for possession this year and projects like gulshan.
Try to give preference to main road projects to avoid jams and congestion in inner road projects.
If you are considering le garden then nirala aspire also a good bet with less price and good quality.
Trident Embassy also a good option.almost ready to move phase 1 option for 3 bhk flats.have a look at least.
I am looking to buy a 3 bhk flat for self use in noida extension.
I do not want to go for Gaur City as there is a drain (nala) running near by which will create issues with air conditioners in the long run. I have faced it in the past and many of my relatives.
I sorted out Gulshan Bellina, Ajnara Le Garden & Hawelia Valenova Park.
Can anyone please help about these projects, their pros and cons.
Main information required is if these projects are free from all legal issues and i can expect my possession on the date promised by the builder + 6 months.
Also please provide me with the link where I can check if these builders have paid their dues to the authority. I looked at http://www.greaternodia.com but could not find it.

Gulshan Bellina seems to be a better bet while Ajnara Le Garden might end up getting completed sooner. Please raise a RTI application https://go4reviews.in/2014/11/how-to-file-rti-for-your-group-housing-society/ with Greater Noida authority to get details about the plot. Every month there is a petition from land owners against compensation. So, its better to seek info from authority directly. Currently, details for these projects are not hosted.

Buyers can be forced to pay maintenance and full pending final payment before obtaining OC ? No, thats not legal. Possession before OC are not admissible. And hence charges themselves are not legal.
Builders do charge maintenance charges even in absence of some services. Group needs to protest on this. Else court is the only way out.
Maintenance can be charged along with other charges if OC has been received. It will apply from the day possession letter is signed.

Hi Mohan, most builders are taking service tax. Govt has already planned of an amendment for retrofit application of service tax. So whether you pay now or not, eventually everyone has to pay due to the amendment that can’t be overruled by court.

Hi Asheesh, once the builder has OC and NA issues NOC to builder for registry for towers, we get bound to paying stamp duty and registration charges. You should still protest in writing of the condition of project with specifics if possible.You may also check if builder file has actually been forwarded to revenue department.

Hi Asheesh, No. Once the builder has OC or part CC, there is little that can be done. You could reach consumer court for completion of amenities and/or quality issues but the only legal binding on builder is to get OC.

Problem is the lack of supervision by builders and their poor maintenance of lifts. Whether we accept or not, its unfortunately the truth. That’s the sole reason a PIL for strict drafting and implementation of lift guidelines was necessitated and raised in Allahabad High court in year 2015. Yet nothing concrete has come out of it. The PIL itself talks of a number of incidents that happened in 2015 itself.
At the same time, lower floor too have their issues. But lift being a medium of movement for higher floors deserves a lot of improvement in the region.
Out of Gaur City 12 avenue 2nd floor park facing unit with no direct sun light and Arihant arden 10 floor which option is better for end user perspective.
Both have their pros and cons. Does 2nd floor flat get sunlight at all? We would suggest going for a lower floor owing to rampant lift issues. However, sun light is also crucial. If there is a bit of sunlight at some part of the day, 2nd floor might be a better bet. Quality wise, Arihant Arden is better.
We suggest to not go for real estate for investment for next 5 years at least. You would get more and headache free returns elsewhere. However, if you want to keep option of living there open in future, you can buy. Prices are expected go down in next 6 months and then will remain stagnant for sometime. You can choose project of good builder like Arihant, Arden, Gulshan. Make sure land is litigation free.

Stellar one is good location while mahagun mantra is expected to be good quality. Since perception about stellar has taken a biting due to quality issues with Stellar jeevan, perhaps Mahagun mantra is a better bet for investment. But, do your own study before taking a final dive.

Actually, none of these will see any serious and real appreciation due to associated liquidity issues that is expected to remain till next 7-8 years. So, buy only if you are open to stay there if required. Accordingly, our suggestion would be Ajnara Amrosia in noida and MAHAGUN MANTRA in Noida extension.

If these are the only 2 options you have drilled down, would suggest to go for Mahagun Mantra. But please bear in mind that there would hardly be any realistic appreciation in next 5 to 6 years.

I had booked 3 BHK flat(1280 sq ft) in Nirala greenshire during Navratri. I am satisfied with project. It seems good to me. The final price was 3300/- sq ft all inclusive under 30:70 payment plan. Had paid 80000/- advance amount and my loan is under processing. It will be sanctioned by end of this week. Now yesterday after 500/- and 1000/- Rupee notes are discontinued, seems realty market prices will go down. I am unable to decide what to do now. People are discussing prices will go down by 10-15%. so same flat i can get in lesser amount after 2-3 months. Is it true? Should i cancel the deal? will they return my money which was paid for booking?
Even if they are not returning money should i go for this deal or cancel it? Please suggest.

It is very disappointing to say that I have been cheated by SHRI group sales management. A Post Dated Cheque for booking in project- Sky Garden, Greater Noida West Tower -11 /Unit-1506 was taken from me a month ago by SHRI Group employees.
On 22nd Oct 2016, I visited the sales office in Greater Noida West, and their sales manager confirmed the availability and booked the Unit T11/1506 (1182 sqft) in my name. Took a cheque and gave a receiving of cheque and booking form. Later on Monday 24th Oct 2016 morning they started giving different excuses:
1) First Excuse – Sir Cheque seems bounced, when I confirmed and they knew this excuse would not work, then
2) Sir this unit T11/1506 was a cancellation unit and now the client has made the payment against it, we will not be able to allot you that unit.
My Concern: If this unit was a cancellation unit why this was not told to me before, it seems only a trick to me done by sales team to check that whether the investor would sell the unit or not, if not then they would pitch me for some other unit
3) Sir you can take any other above floor and non-park facing units, and we would shift you to your preference unit later at time of possession which are seldom available. Sir give us one day we will try to figure out some other managements units for you. No reply till now.
I am very annoyed and tricked by this sheer mismanagement and careless behavior of Shree Group. I hopped this would be resolved within Shri Group. Owner/higher management would take this into consideration. But nothing till now
They now have a new story that sir our prices have now increased after Diwali. And the units available can only be sold. Only thing that I see is that management excuses and trickster behavior to cheat common people. They being a businessman thing it’s their monopoly. I don’t know how many people like me faced same or similar issue with SRI Group. But I think end users should learn from these experiences not to trust such builders.

Price looks fine. Unless the flat is well located, 5 years is a very short span time for any reasonable price appreciation. One would be lucky to get anything matching FD rates.

It is very common understood,in noida extension,which project will be more inside from main road,people will face more problems there,as this overall area is so much high densed.
FAR(Floor Area Ratio) is biggest in Noida Extension after considering all delhi-ncr,pune,mumbai property regions.
Its not like people will not buy in that location,there are nirala aspire,gulshan belina,greens-2 and other projects as well,every project will be purchased by people.
But main thing who will give more return and peace in next coming years.

1. Nirala Greenshire, which is good in location and construction will complete in July 2017, as per builder say, around 4 km from Noida sector 78 metro station and 3 Km away from Guar Chowk proposed metro station.
2. Paramount Emotions is our next choice, the builder is giving fully furnished flat in 50 lakhs of 1520 Sqft.
Please brief me on my above-mentioned queries.

Casa green is much better than Trident embassy. I will suggest you consider it again. Construction quality is much better than others. Pls visit actual and sample flat and see what u r getting. Also there is 3 way connectivity, only 1 km from main road, u will get peace of mind. 1 km metro is not too far. Living in front of metro is not good at all. Also no commercial or any project I front of Casa green . You have school and authority park which is almost ready. Please check facts before u book. Also phase 1 is almost sold out. Pls chk before u book.
Casa green looks better in some aspects and Trident embassy has edges in some points, don’t worry and don’t fights mates. Enjoy as you booked a own flat, rest future will tell when all get filled up in Noida extension

If you compare both projects casa green is better than Trident. Many positives points go with Casa Green1. I will not suggest Trident Embassy.
According to me,its last project in that high crowded in future area.You have to go much inside from main road crossing all other projects on the way,density is high comparability there,in next few years people will face jam issue there due to only one connectivity coming on the main road.
Current rate is not justifying as per its location and that area density.
Rest your choice,did you check each and every thing’s quality and material they are using.
This is my point of view,not forcing it to anyone.
Also trident embassy is high rise bldg having 25 floors while Casa green is having 14 floors. Always prefer low rise bldg for end use. Please prefer low rise bldg. Panchsheel hynish is well located. Once the bridge is rady, it will provide easy access to central noida. But prefer a park facing unit in the initial towers.
these rates are in 30:70 payment plan,means 10% for booking that is also flexible,rest 20% in next 45 days after agreement (you can take loan of this from bank).
After 6 months,rest 70% on possession.
No benefit on taking submention plan if possession is with in 1 year sure time frame in any project.

1) Decent location for somebody working on Noida expressway or Greater Noida.
2) Good structure. Average sanitary fittings.
3) Serpent like layout next to 2 projects. Prefer a unit which is at least 30 meters from facing tower (I, J and D towers suggested).
4) Rate around 3100-3500 depending upon stage of construction.
For the offer you have mentioned, we suggest to take an upfront discount instead of package deal. work done by builders is of inferior quality generally.
I think select max 3 so that any can suggest. Nobody will spoon feed
But m suggesting some.

Booked flat in Himalaya Pride ,but hdfc denied loan saying they have not have payment to noida authority I have just given a token amount only .. Can any one suggest what should I do. Bank of Borda and few other gov bank are giving loan but HDFC and SBI is not .

Yaar I think you are right, But you can’t say right now about the actual station will fall on the same desire point, as most of the time station covers its near by location as well. Also there are things like if metro station will be very much near you project, all the time heavy rush of rikshaw, auto can bother you later on. Nobody want to listen horn and face traffic just outside their home.
For now Don’t make it too much deciding factors, just look for Location, openness, Quality, Time delivery. Good luck

Understand you are talking of Ambar and not Arden. location of Nirala aspire is better however it is surrounded from 3 sides and future of fourth one is not known. so, a central park facing unit is preferred.

Builder credentials are more or less similar. Since both are new entrants, expect some surprises at possession.
At 3400, for possession couple of years away, you must prefer a good preferential location with the project like a floor of your choice and facing. If you are getting that, it is a good deal.

1. I have shortlisted Gaur 14th Avenue in GC-2 so far. Please suggest if it’s a good buy keeping in mind localty, its distance from NH-24, Ghaziabad railway station and proposed metro station.
2. I have also liked Mahagun Manta. It’s layout looks better than Gaur 14th Avenue. How is mahagun as a builder in terms of reliability and delivery timeouts and can this project be considered as well?
3.Will it be safe to stay in GC-2 by end of 2017/start of 2018? Is there any other good locality in Noida which comes in my earlier mentioned requirement?
4.When any builder give Deed of Declaration? Why is it important? and have Gaur and Mahagun given this DOD to the buyers for their already delivered projects?

Both are a decent buy if you like the flat location within the project. Both are equally safe and people are living close by even today (if you are talking about recent robberies there, then yes, there are some issues and will continue to be so as is the case with other populated societies unless tower security is enhanced)

Just call up builder’s customer care. They can get you to the marketing team. There is dearth of buyers so they will be more than happy to help you.
Before booking the flat, ensure you check the approved plan and land title and ask for copy or take pictures before proceeding. Ensure they encircle your flat in the site plan while booking. Try to take as many things in written.
How is the current liveability status in whole of Noida extension. No hospitals, good markets, public conveyance etc.

Hospitals, good markets will come in a couple of years time. Public conveyance is unfortunately expected to take some more time with metro being the biggest game changer. Considering the supply in this region, it might end up being populous. May have traffic issues but shall be strategically good.
Ace has also got ground floor open with 450 sq ft of garden .. you can also try that but ll increase budget by 4.5 lakhs

2. Lift is a big problem in most of the projects here due to nonexistence of any regulations. Choose a higher floor if you dont have elders with you. It has its benefits of privacy and less insects but has its downsides too.
1. Would expect an owner/buyer to reply on this. Other things look good. Have they shown you part CC for the tower by the way?

I am also end user and purchased the flat few days back and Ace city is a very good project and the location is not congested like Gaur Chowk and Its true that they got CC because i did not paid Service Tax and this is the proof that they got CC.
Regarding higher floor , this is the personal choice and if the total floors are 21 then till 16 floor is ok but its better it should better if you will get till 15 th floor.
Again everybody has its own choice so listen to everyone but do whatever suits you 🙂
Also as far as i am concerned they are correct and there is no inventory available in 1090 sqft flat on lower floors but this is my assumption and cannot authenticate the information,

Is occupancy certificate different than completion certificate and mandatory for registration…?
Completion certificate is received on whole plot once all towers and amenities are completed. OC or part CC is for towers fitness. Yes, OC and payment of dues is mandatory for registration.

Stellar has failed with its Jeevan project. Please check the contractor credentials before diving in. If its same as Jeevan, avoid.

Recently i started my search again i found Palm Olympia also a good option considering the sports facilities they have and on other hand i believe the main road going from Kisan chowk to RG luxury home will be preferable location as Metro looks to be planned in that track. Among the ones you have mentioned, Ace city and Ajnara Le garden are the better options (its about choosing the better ones among average ones). So, exclude Supertech EV and RG Homes. BSP should not be more than 3500 for either of them. Ace city is good if you work in Greater noida/eway region. Ajnara is an option if you work from Noida 6x, Ghaziabad.
Road to Ajnara is expected to be more congested in future. Hence, if you travel to central delhi by road, would suggest Ace city.
You may also look at Panchsheel hynish.

Buying for end use? Ask them not to provide modular kitchen and acs. They will put a low grade ac and wood which may lead to high electricity bills and termite issues in future. Ask them to give discount instead. Get it done on your own. Rest looks ok. But, if you are talking of one of those towers where structure is in progress, you can expect at least 2.5 yrs from now.

Benefit of case greens 1 is its rectangular plot that gives you more privacy in comparison to what you have in Ace (for park facing units). Secondly Casa is expected to be more lavish in comparison. Builder credentials are more or less similar. Since both are new entrants, expect some surprises at possession.
Spectrum Metro is also a great commercial project in Central Noida offering retail shops, lockable office spaces and studio apartments.
