Best projects in Noida Extension (Greater Noida West)

Noida Extension or Greater Noida West as it is better known now as has seen considerable makeover since some of its land issues got resolved almost 2.5 years back.
It comes with a unique benefit of proximity to Ghaziabad as well as Noida, Greater Noida.
While there are some issues like farmer compensation charges and pending litigation in few plots, the area has come up nicely and if Greater Noida Authority does justice to its plans, things would get merrier.
Today we touch upon the projects we feel are going to be the defining landmarks for this region.
You are free to share their counter views for reader’s benefit.

Gaur city (GC1 and GC2)
This was always regarded as the best located project in the sector. Nearest to central Noida, the builder did justice by running residential and commercial projects together and delivering few residential towers with a slight delay. The quality is better than average considering the rates at which it was launched. This is expected to be a good buy for end use (especially GC1 and GC2).

Current rates for the project are 3900-4200

 

Ajnara Homes
A good location and a decent builder is expected to drive this project forward. There have had been some issues with the land but things are settled now and future appears bright. Considering small size of the project, is expected to be delivered sooner.

Current rates for the project are 3500-3700

Panchsheel greens (I)
Decent builder and a good location. Panchsheel has previously delivered a modest project in Crossing republik and is expected to follow suit.

Current rates for the project are 3500-3800

Gulshan Bellina
Given the builder credentials and its past track record, this is going to be another good project for end use. Location is ok but build quality is expected to live up to a buyer’s expectation. The builder has demonstrated a customer centric approach during execution of its previous project thereby qualifying as a generally acceptable builder.

Current rates for the project are 3300-3750

Update over December, 2014 post:
Recently, it is brought to light that Gaur city has had some issues related to plaster and seepage. As per Gaur management, it is due to shoddy labour work and limited to certain flats. We hence request you to be prudent of the flat issues before investing.

Update 2:
We have removed Stellar Jeevan from the list. Stellar unexpectedly has come up with a worst quality product especially in its first phase. There are some improvements in new phases but damage is done already.

    What is your Opinion about Gaur Saundryam…

    Also, if there is a choice to be made .. Sector 78 Vs Noida Ext.. and projects like Gaur Sportwood Vs Gaur Saundaryam.. which would you suggest.

      I would suggest Noida Expressway if you are looking at resale/clutter free end use at some point in time. If the idea is rental, 7x should be better. We see expressway growing job wise 5-7 years from now. Given that, greater noida side of Noida extension could be a decent buy.
      For the specific question, sector 78 and Gaur sportwood would be the obvious choice if price differential is not high.

    Gaur City 1 and Stellar are ok but I am little surprised when you have mentioned Gulshan and Panchsheel builder in top 5..

    I guess you did not know Gulshan flied away after all allotment to buyers when Authority asked them to forfeit the land as it fall under some litigation leaving all buyers at stake.

    Panchsheel booked flats beyond floors approved by Authority and later buyers went panic situation in Cross Republic itself which you are setting as an example

    Request you to not mis-guide buyers without checking the background and entire ground picture

      Thanks for writing to us. We welcome any contradictory statements as it will eventually benefit the end users. Buyers like us are equally responsible for such a blown out situation. Even when the situation is so volatile, buyers invest there money without seeking complete information through mediums like RTI etc. What we can definitely tell is that Gulshan and Panchsheel have done a fair job in comparison to its counterparts in terms of quality and maintenance/general upkeep. You will find exceptions even with best of the builders whether it be the likes of ATS (super area increase, illegal possession), Purvanchal (high maintenance, no penalty issue), Gaur (layout issues) or even Stellar (high maintenance issue) but they still stand out against others on many counts. However, buyers should still do a thorough check about pending litigation and approved layouts before entering into any contracts with the builder.       Thanks for writing to us. Eventually, it is the contractor that does the job, architect just plans it. We have seen what happened with most of Sikka group’s project that had well known architects association. So, prudence is required on account of new entrants.

          Maintenance of ATS Dolce would be better. QUality wise the two would be the same.
          STrategically, Gaur saundaryam is better located and expected to have better access in comparison. However, as families move in Noida extension, it will fall under one of the most populated stretch.
          If you like relatively peaceful surrounding, go for ATS Dolce.

      Thanks for writing to us. Our suggestion would be to go with a good builder always. Try Stellar or GC1/2 if its in your budget and if you get a unit of your preference. Check Amrapali’s quality in their sector 76 project.

    How about Sikka Kaamya Greens in Sector-10 in GN(W) .. For 3BHK, they are having good layout (in terms of sunlight and openness for few towers) compared to Mahagun Mantra. Mahagun as a builder is good but natural resources does matter for me . What is your take and any additional input from your side .. Thanks. Reason for these 2 projects is they are just launched, excellent pricing fits my budget.

You may check sikka’s quality at their 143 project. they are yet to deliver and maintain a project and from whatever they have done so, don’t looking promising. From my experience, never go for cheaper options, always go for the best that fits in your budget. if one’s flat itself has seepage and other quality issues, layout will not bring peace to their lives.

    Gaur Saundaryam is available at prices of 4100 upper floors n 4350 lower floors.This is the price of GC1 in resale.Is it a good price of Saundaryam as we are getting it at prices of Normal projects despite it being a luxurious project. Can we expect its prices to be 5100-5200 at possession that is after 1.25 years.

      First and foremost for maximum returns and better liquidity, buy a preferential unit like a corner, lower, park/open area facing units. Otherwise in today’s market, for next 2 years, selling itself is going to ble waiting since a challenge. We can not comment on the returns part as market is stable only in already established regions while Noida extn is brewing with new launches every other week. GC 1 had the unique benefit of telescopic views of stadium and other sport amenities which others would find it difficult to beat. That’s the reason its rates peaked. Still, we know of people trying to sell GC1 unit at 4.3k since 6 months but unable to find a genuine buyer. You need to take a very calculated risk here. You shall keep option of putting your flat on rental for sometime if you dont get the desired returns straight away.

      Builder and location is the key. Try ATS IN Zeta or sector 150 noida if your horizon is 4-5 years.
      This is not the right time to invest in property for short term returns. Stellar one is supposed to launch this month. If entry point is reasonable (around 3k or so), you may give it a try again for 3-5 years horizon.

    I’m planning to buy 3BHK apartment in noida extension, I have selected some projects. Can you please suggest which one is good, I am buying it for personal use and my main concern is more open area which I found until in Ratan pearl , their project has 85% open area and in 4.3 acre land they are building only 4 towers.
    Another one is RG luxury, but they are bit expensive , their project also has good open area, they are building 11 towers in 18 acres of land.
    Last one is gulshan Belina, builder reputation is good but concern is that in 7 acre of land they are building 7 towers, all together 1100 units.

    Please suggest if I should consider Ratan pearls or not, since they are new in NCR. Or should I consider gulshan Belina , since they are reputed builder and their delivered projects quality is also good.

      For end use, go for a good builder…there is nothing worse than issues inside your flat than what is outside. See if you can wait for stellar one in noida extn.

      Thanks for writing to us. You can either wait for Stellar one or otherwise go for Gulshan Bellina or Ajnara Homes among the one you listed above. If you are looking for end use and your work location is within 10 kms, you may try Stellar Jeevan as well.

      Your first preference has to be the builder and location: Gaur, Stellar, Gulshan or Ajnara Homes are acceptable ones in the region. You may explore other options for floor and site plan but there is an element of risk with others.

      How soon do you want to shift? Based on our experience, we have no hesitation in stating that what matters is the floor plan and quality of flat from inside. Others are just feel good factors that may have no value if flat itself has issues.

      10/10 is becoming a distant dream these days. Even ATS and Purvanchal flats have heavy seepage issues these days. But, they are good at maintenance and fix issues as and when reported. Best for you would be Gaur city 1 or 2 as it is open and flats overseeing stadium would be the best bet. Flat quality as I said will not be superb (10/10) in any case.

      you may try gaurcity 1 in resale. gaurcity 2, you have to choose gaur builder itself as most others are new entrants. Quality and maintenance wise, JM Florance and Cherry county are expected to be the same. Cherry county is better of the two however the owners of orange county in indrapuram have had issues with builder previously. Hence, be cautious. We have only select few options for you – GC 1 or 2, Gulshan bellina, Stellar one, Gaur saundaryam (if ok with 3bhk), Stellar Jeevan, Ajnara Homes (though Ajnara would be rated the least preferred of listed ones).

      I think Gaur city-2 is super ghatiya project in noida extension because there is very high loading and high dencity like new ashok nagar,pandav nagar and laxmi nagar where you can not see any park .park is just divider nothing else.

If you have 3-4 years time, you can wait for stellar one and try your luck there. Else, Gaur Saundaryam, Gulshan Bellina would be good for end use followed by Ajnara Homes.

      Thanks for writing to us. There have been cases of farmers asking for compensation even after 10 years of acquisition. Hence, nothing can be for sure with leasehold properties in Noida and Greater Noida. For the current status, the safest and the only authentic way is to write an RTI to Greater Noida authority. You may expect response in 20-25 days.

      Construction quality is average so far. Suggest to put an RTI with Greater Noida Authority for land related issues if any. You may expect response in 2 to 3 weeks.

      New builder. My sincere advice is to avoid. Since you are more of an end user, suggest going for a good experienced builder. Gaur, Gulshan, Stellar would be the best bet.

      My sincere request to all our readers is to choose a good experienced builder. A builder with good quality and timely delivery credentials.
      The project has environment clearance. It is not banned for construction as of now but all builders are asked to provide certain documents this week failing which they will be deemed disobeying the guidelines.

      Although the builder is new in NCR but has timely delivered 2 projects in jharkhand n bihar. Moreover loading is less and build quality is better than many of the top builders of NCR. I have gone on the site and found the work is till date on good pace. Reasonably priced and Floor plans are good .. like i wanted dress room in master bedroom and covered parking No inventory in 1520 sqft 1800sqft and 2300 sqft. Metro at 1.6 km coming at budhha circle. Good connectivity from NH24 and Noida and greater noida . They are giving rate of 3205 psf. Considering all these factors I feel it is a good project. These are entirely my views after a little search.

      Eros as a group is reasonable which has mostly worked for cooperative societies. If you are not thinking of going with other more recognized group, then make sure to go with only near RTM towers and take in writing as to what extra charges are expected at time of possession.

      You need to increase your budget to at least 45 lacs to get a good project from a decent builder in this range. You can try Arihant or Gulshan Bellina.

      ACE has collaborated with AVJ in one of the projects, hence its have some doubts. Capital Athena, had got this name from a project which was named something else previously. Hence, things are dicey here as well.

      1. Location is good for those working in Noida expressway or greater noida. However, this will take more time to develop. But, projects like stellar jeevan will help.
      2/3. Yes, stellar is a good choice any day. Ceiling Height in Stellar Jeevan is 9.5 which is almost the same everywhere these days.
      4. For a project to be delivered 3-4 years down the line, it has to be less than 3.5k

    Whats your opinion on Amrapali Verona Heights in Sec1 GNW?
    I am concerned about JV with Jaura and overall height of towers (ie G+33).

      Suggest not to go with the builder. Opt for a good builder like Stellar, Gulshan, Saha after checking property title.

      Thanks for writing to us Ajay. Please keep in mind that the project falls under UPSIDC. Talk to people in Design Arc project just next to the project and see the difference. I suggest to rather go for Stellar or ATS Dolce in Zeta sector. The two fall under 3k to 3.5k range and are expected to be much better in quality. Please note that though Paramount’s quality is average, there are many issues pointed out by their buyers in Noida and Noida extn project.

      Yes, they have pending approvals including Environmental clearance. You may raise RTI with environment ministry to check status of application.

    Hwz supertech Alberia tower H1 for investment for period of 3 years . They have reduced prices giving subvention for 3195 all inclusive with modular kitchen n wardrobe work. This would be only building with 35 stories in NE. What should be its price after 3 years.

      There will be no price hike for the project after 3 years (if any, it would be superficial and would not translate to actual sale).
      The general reviews about the builder are disturbing and hence we suggest to trade with extreme caution.

      It is reasonably ok. But, suggest not to go for subvention plans. They look tempting but they bind you to a certain bank and you are eventually left at their mercy.

        About subvention plan,i will be associated with the bank till builder is paying the emi post that i can think of transferring the loan to any govt nationalize bank.

      If you are investing in a good project with a good builder, prices can not going to go down. With an average builder, if your perspective is investment, you may hold back from investing till next year end.

      They will remain static most likely. In any case, its better to put money in FD than in RE with average builders for next 2-3 years. Better invest in reputed builder projects to expect returns. If that’s not possible, it is best to stay put.
      Affordable housing in Gurgaon (although not as affordable) is expected to cater to a specific segment of users and hence could be a make or break for investors. Its better to go for Gurgaon affordable if you can not go overboard for better builders in Noida extension. Given that, still select a decent builder for Gurgaon affordable housing.

      Hi Nikhil, is the unit a preferential unit like park/open area facing? If so, you can expect decent returns in 4-5 years.
      If you are looking for a short term investment (2-3 yrs), suggest not to go for property currently.

      Panchsheel is a decent builder, better than many but not one of the best. Please raise an RTI for checking litigation against builder. Resale market is extremely down and one cant expect more than the FD returns for next 3-4 years at least. But given a decent builder, its still better than many others in vicinity.

      This is my summation about my experience with VVIP at Raj nagar extn. Delayed, Decent quality and just average maintenance.
      They take 2 years from structure/brick work completion to make the tower ready to move. so, plan accordingly.

      Panchsheel Hynish is better of the two. You can try Stellar one alternatively. Builders have shown huge greens areas initially and ended up messing it up with towers one after another. hence, dont just go by initial plan. A decent builder is less likely to misuse the layout change option.

      You may try Gaur city (1 or 2). They are the best bet in this region from connectivity perspective. But, please keep in mind that though they are strategically located, in years to come, could be congested.

      My advice : 1) Avoid going for under construction projects 2) Avoid going for projects that are not nearing possession 3) Avoid new builders 4) Avoid builders with poor track record

      Doom days are ahead from RE investment perspective. And 3 years is a lot shorter time. Its good to buy property for end use. Else, its better to put money elsewhere. In any case, always go for better builders for slightly better returns. Hence, stellar is suggested. Gaur provides timely possession but with average flat quality and maintenance.

      We avoid talking negative about projects on the public forum. However, would suggest that there are better projects in the region. Remember to choose an established builder that has maintained a good customer repo. Stellar would have been my automatic suggestion but you could decide based on your budget and how soon you are looking for the possession and purpose (self use/investment).

      Saya has done well in Ghaziabad’s project. And being a relatively luxurious project, it shall hopefully stand out. However, there are some issues with clearances for higher floor. So, ensure you do a thorough study before you buy.

    Sir, gulshan belina has got the environmental clearance. On coming sunday they are going for Bhoomi pujan. Is it safe now.

      Yes, builder is saying it has got clearance. has he given you the copy? Belina is a decent buy. Getting something good in this budget is difficult even in 7x for now. Plus since you are looking for higher floor, builder has to be good to provide seamless lift option.

      Its a decent option. However, unless you need possession immediately, explore Gulshan, Saha projects. Stellar is also a good builder but its project Stellar one is budget segment and stellar jeevan is towards dadri.

      Of the ones you mentioned, Exotica is a decent option if you are looking for possession by year end. However, actual physical possession may still be delayed beyond 2016 i am guessing.

      Stellar followed by Panchseel among the ones you suggested. It would also depend upon the flat orientation within society and how soon you need possession

    Hi, i am planing to buy 2BHK in Gaur city 2 (14th avenue) and they told me that the possession will be given in 2019, please suggest me if there will be no any problems in terms of land issue, possession time. And will i get everything what they have mentioned on the website or on their brochure for 2BHK, and can get any assurance that there will be no any fraud.

    Sir if I have to choose between Indiarapuram Ghaziabad and Noida Extension to purchase a flat for end use, which one would be better ? Currently residing in Indirapuram in a rented flat in Lotus Pond Appt with family. In Noida extension, possession will be given by December 16 or latest by April 17.       Coming from Indirapuram, you will have issues with NE. It is isolated and polluted as of now. But, in long term, the obvious choice is Noida extension provided project is strategically located.

    Hi, I was thinking to buy a flat in NE as my budget is around 40-45.
    I liked stellar Jeevan which is RTM but still the area surrounding it is not developed.So I am confused now ,and thinking to buy the flat in NE after one year.So that at that point of time the area will be more commutable and developed .Plz suggest should I hold on for a year and buy now. I could also go for Exotica DreamVille .

      Unless you dont have a preference for unit within project, you may wait. Else, buy the unit you like in a RTM project and wait for decent occupancy. Basic necessities are generally taken care of by builder post 40-50 occupants/1 yr from first phase possession.

      If your aim is investment, the only way your assets can outgrow FD returns is if you invest in a project from a builder with legacy. Choose ATS/SAHA/Purvanchal and perhaps Stellar as they have a regular clientele.

    I have heard about dumping ground coming 500 metres away from Panchsheel green 1 and other projects of noida extension. What is your opinion about the inconvenience the residents will face due to foul smell, birds, visuals of garbage in the area?     I am looking 3BHK in Noida extension under 50 lac for living propose. I have shortlisted Steller Jeevan and Arihant Adren. I am getting resale deal in steller jeevan (RTM) @3700, 9th floor size-1441 and fresh deal in Arihant @3700 all inclusive 13th floor corner facing size-1375, possession in next 3-4 month in 10+10+80 payment plan. could you please suggest which one should be best buy considering the fact I can be only able to shift Noida after 6th month? how is the Exortica dreamville and Panshsheel Green 1 as alternate? builder told me there are 24 m road between Arihant and Supertech ecovillege connecting to FNG Noida sector 78, probably this will solve the problem of gaur choke future traffic. will this really impact in future price? please suggest best one and Arihant builder reputation?

    I have booked a 3bhk in ACE city.
    ACE City is one of the best project, construction quality is superb, timely possession is sure in next 10-11 months. Builder has built good repo as well. Connectivity from sec-78 Noida will open in next 1 year or so. Must go if looking for gud deal.

    Firstly, hats off to you for helping out unsure home buyers like us with infinite patience!

    I have read through all your responses above and got a fair sense of your recommendations. I would still like to hear your opinion on RG Luxury Homes as an option for me. I’m an end-user looking for an open and spacious project with a low tower/acre ratio. I know that they have only (partially) delivered one residential project so far but apart from Gaur Saundaryam (which is much more expensive albeit likely better quality), this is the only project which seems open enough with 13 towers in 18.5 acres (7 acres green area) although the towers are pretty high at 26-30 floors. I am looking at a higher floor and am getting a park-facing unit at 3200/Sq. Ft. all inclusive. Whereas a top floor unit in Gaur Saundaryam is almost 3900. Both of these rates exclude service tax and registry. Can you please let me know what you think?

      Gaur Saundaryam is better. Based on possession letters of RG in RG Residency and Gaur in Gaur city, I can say RG comes up with more surprise charges at time of possession. Also, maintenance is more there. Hence, the difference between the two would come to around 500psf effectively.
      Problem with Gaur saundaryam could be its central location which is otherwise strategically very good. The same is expected to be a busy traffic point in future.

    It has been explained by Amrapali that they will use Precast technology in their new project Adarsh Awas Yojna so it will be completed on time with good quality. Based on this assurance, I have booked a Flat in the Scheme. Do you feel that with Orecast Technology, it is possible to reduce Construction time and improve quality.

      it reduces time without a doubt. but not enough ground study is done to check its strength for high rises in Earthquake prone zone (IV). Quality wise not much different.

    I have gone through details of Precast Technology and certainly it has many advantages. Since Amrapali is using Precast technology in their new project Adarsh Awas Yojna so it should be completed on time with good quality. I have booked a Flat in the Scheme.     Mahagun is a reputed builder…my office in Rajiv chowk and booked 2bhk 850 sqft in Mahagun mantra sector 10.. 4th floor park facing semi furnished including parking all inclusive 32 lks…My second home for use after 4-5 years…Looking for sell of after 10 years..I saw new metro line knowledge park-5 and huge public park near Mantra..So considering the reputation of the builder and good specification I booked…I am not in a hurry and ready to wait grow my investment…pls suggest is it worthy Holding Mahagun mantra and tell future prospects in Sec 10 after metro connectivity..

      You will get plenty of feedback on Amrapali on this website. It was just an innovative way adopted by the builder to sell off units. Location is fine. Take around 5 years for delivery.

    I want to buy a premium 3BHK/3BHK plus servant in greater noida west for end use after 4-5 years. Budget is no problem but should not be clumsy and chaotic towers. Ceiling height if above 10 ft would be better. I have chosen some options. 1. gaur saundarayam 2. uppals 3.ratan pearls 4. I have seen Gaur saundarayam and gone thru the brochures of ajnara homes, RG luxury, anthem’s French, Uppals Kasa woodstock, Mahagun, Sky garden, etc. In all the flats except one or two ceiling height is less than 9.5 ft. and quality is not upto mark.     I’m impressed with quality and layout of Capital Athena. Had discussion with their top guys also and looks like they will be able to deliver a quality project. Though builder is new but not doing much show off and want to deliver a landmark project

    Is it a good buy? Rates are slightly high (almost equal to Gaur Saundaraium)

    I had many trips for buying flat in Noida extension for residential purpose. Can you throw some light on ACE ASPIRE, the quality of construction and disputes they are in .. I am planning to buy a 2BHK+STUDY there. The flat looks pretty spacious and have a comfort zone. I heard that some flyover is about to construct on Hindon river which will connect ACE ASPIRE residents to sector 76/78 in Noida. Is this information correct?

      Location and possession date would be your choice. But, from quality and maintenance perspective, we feel these are good options:
      1) Arihant Arden
      2) Panchsheel
      3) Gulshan bellina
      4) Stellar jeevan (some initial hiccups with maintenance are being sorted out).
      5) SAHA encore (if u move your budget north and wait).

      If you are going for investment, suggest going for good location, builder and a preferentially located flat within the society. You can go for SAHA group if it fits your budget. Else, look for something in Noida (will exceed budget for 3bhk) as only extremely distinguished projects in Noida extension will yield good returns.

    Hi,

    I have recently booked a flat on 18th floor of size 1440 sq.ft in Panchsheel Hynish at the rate of rs. 2650/sqft + 2.95 laces car parking + ifms and some other minor charges.
    Is this a right decision or time ? Choose of builder is correct ? Do I need to worry looking at the comments which point out to approval etc ?
    Also let me know the process to back out, I have payed 5% amount till now.

      hi, its a decent buy (hope its not top floor). Builder is decent in comparison. You must consistently follow up on approval and write a RTI to GNA immediately to confirm the approved layout and plan for tower. If allotment letter has not been signed yet, you can back out giving a personal reason at any stage (as you must not have signed on a stamp already?).

      No, but I would suggest to keep away. Its quite isolated as of now and in future, would be right next to metro which will make a peacful end usage difficult. There are many better projects in the region and I would suggest not to look at BSP at this point. A good builder will have less surprises at time of possession. Try Stellar one, Gulshan Bellina and other similar projects.

      I would not suggest either of these. JM Florence, KVD Windpark is in a congested location while mahagun mantra 1 is little far. Still, if you have already drilled down to these, JM Florence road facing unit should be the choice. Quality wise, Mahagun is better than JM which is better than KVD.

    Hello All,

    I am about to book a flat in Eros Sam****am.(Payment plan 20: 80) The only confusion if of floor.

    Shall I opt a 3rd Floor park facing or Opt from 13, 14 15 or 16th road facing (130 mtr).

    Price of 3rd to 10th Same rate

    11th to 15th (Same rate)

    16th (Below Top) no plc.

    This is for end use. My parents will stay with me.

    Please help me to choose a floor.

    Also would like to check if I go for a 13 to 16th floor road facing (130 mt) then in case the Metro comes and pass through the 130 mt road then will it lower the value of my flat. Do I feel tremors whenever the train passes as normally happens with the building near to railway crossing. Will the height of the metro act as barrier in view.

    Please note that there is 100 m green belt attached to the project. Out of 130 m main road , let say after metro constructed if 60 m road left on one side then the total distance left 100+60 =160 M to the project

    Please help.

    Though I supposed to write this in Eros Sampoornam thread however as that thread is almost dormant hence I am writing in this thread.

    Please advise.

      If your parents are staying with you, 3rd floor should be the choice. As per a survey done on some 10 projects on Noida expressway, we found that lifts don’t work for an average 1 hour per day. So, that’s a critical factor.
      But, for choosing a lower floor, you should be a person who doesn’t mind some noise in comparison.
      Please keep in mind, you might have to spend some extra amount while choosing 3rd floor (for registry) at later point.

      That is far and builder is new. Better go for established builders. One ends up paying more with new builder due to quality/possession handling issues.

I have gone through some project like Mahagun Moderne, ATS Hamlet, Prateek, and Hyde park. or Please suggest if there is any better option. My budget will be around 70-80 Lacs.

      Please raise a RTI with GNA. Things are very dynamic today and RTI goes as a proof for litigation free property. Eros sampoornam is decent project otherwise. it is however delayed and you may end up coughing some extra money at possession.

    Hi,

    I am a first time home buyer looking to buy something for personal use in Noida Extension.

    I need a 2 BHK + Study or a 3 BHK around 1400 sq ft.

    As of today, I have researched the floor plans of a lot of properties. I find ones of Samridhi Grand Avenue good. However, the builder is a first time entrant. I have not found anyone write in detail about the project. What are your views?

    I need something which will be delivered within the next 2 years and not immediately or in the next 6 months

    Greater Noida West will be an upcoming area in the near future. Several renowned residential and commercial projects are under-construction and the area is developing at a rapid pace.       Noida no doubt is more livable. However, the fact that it is leasehold in comparison to freehold property in gurgaon would be a negative for you. If you are ok with the travel time, I suggest you look for noida expressway region instead of noida extension. It has better connectivity as of today. In your budget, you may try TRR or jaypee kosmos/klassic projects.

      Radhey krishna group has done decently well. However, given the site plan, project may look congested once its entirely ready. Rest looks fine. Be ready for some surprises at possession like farmer compensation, advance maintenance charges, meter/sewage/water connection charges.

    I am planning to a buy 2 bhk for living purpose in noida extn. I have just started looking for options. So far I liked the quality of cherry county and fusion homes. Would you please suggest me some more good options. I am ok to wait for 1-3 years..

    Alternatively I have also seen aditya builder in nh24.. They are offering 3 bhk 1125 sq feet at 2 bhk cost of cheery county. Can you please advise is it a good option to invest in there. Or we have some other options to explore. The reason I am keeping this option is because of interest free home loans. They are offering a payment plan where buyers can pay the loan in 100 installments. I would really appreciate if you could guide me as what to buy? What are the chances of growth of aditya and fusion homes. Or if you have any other project in mind. Thank you for your time.

      Ghaziabad comes with a big positive tag of freehold property while its leasehold in noida/greater noida.
      If looking for self use, in ghaziabad, you should prefer landcraft golf link flats in comparison to aditya as they are livable from day 1.
      In Noida extension, cherry county is better of the two. You can try Gulshan, Panchsheel greens as some other decent options here.

    I am looking for a 2+Study Flat in Noida extension. I need lower floors with good construction quality. I have seen so many projects from which I liked ACE City, Arhiant Arden & Panchsheel Hynish.
    As ACE CITY is having very high Loading , so Panchsheel Hynish is better as 1245 size is very nice. Want to know weather it is a good decision to go with the builder as I got an info. that people are struggling with quality & possession as the builders is not completing the project. Moreover all projects are sold by channel partners , who will do lot of commitments but in actual all will be waste as builder will not acknowledge those commitments & will work of their own.

      Our ratings: 1) Gulshan 2) Panchsheel 3) Exotica 4) Arihant 5) Ajnara
      You can look at projects from these builder. Gaur city otherwise seem to be the safest bet. good location and decent infra with some maintenance issues however.

      Location of Nirala greenshire is definitely better than the rest. It is nearer to Noida expressway and central Noida both. Other 2 locations are ok only if you working in Greater Noida/Ghaziabad. This is taking into account the traffic expected once Noida ext has decent population.

    How could you include fraud builder like Gulshan homz who have cheated hundreds of flats buyer in their project Gulshan IHOMZ and were promised flats on the plot on which now Gulshan bellina is being constructed. which any time can be in legal tussle.

    2+study or 3bhk is required.
    Will prefer almost RTM/December possession) flat at 14/15 floor.
    Good quality,layout,not to much high density,running few commercial shops for daily needs are basis points to decide property.
    Have view already galaxy vega,galaxy north avenue 2,nirala,la residentia etc.
    Not able to decide yet.

          Both are average quality product. Panchsheel Hynish would be better considering the builder’s experience on the maintenance of the its previous societies. Nirala on the other hand has done a decent job overall with average quality. However, the real face is seen at time of possession when area increase, compensation and other secondary charges are invoked.

      We would suggest you to keep away from Galaxy VEGA. Though location is decent, the progress is very slow and as per its buyers, quality is also under serious doubt. Same goes for La residentia. Amrapali is in serious financial trouble and getting into any of its project is not suggested. Galaxy NA2 has good strategic location (nearby commercials and decent connectivity) but you need to buy a park facing unit to ensure you are not surrounded by concrete buildings from all side.

    Their project in NE is “Royal Court”.

        Benefit of case greens 1 is its rectangular plot that gives you more privacy in comparison to what you have in Ace (for park facing units). Secondly Casa is expected to be more lavish in comparison. Builder credentials are more or less similar. Since both are new entrants, expect some surprises at possession.

    They saying possesion offer in Dec 2017
    I can manage more 6 months late

      Buying for end use? Ask them not to provide modular kitchen and acs. They will put a low grade ac and wood which may lead to high electricity bills and termite issues in future. Ask them to give discount instead. Get it done on your own. Rest looks ok. But, if you are talking of one of those towers where structure is in progress, you can expect at least 2.5 yrs from now.

    HI go4reviews team. you guys are actually seem like one stop shop for reviews. i was puzzled as to how to gain an insight in my purchase plan when i stumbled upon your site. Here ppl are even discussing pertinent issues which i never even thought of !!

    I am planning for a 2-3 bhk in 40 lakh budget within 6 mths possession at 5-6 floor.
    I am confused between 1) Ace city BSP @ 3660 2) Ajnara Le garden BSP @ 3435 3) Supertech Eco village BSP @ 3670 and one more option if any one heard of as RG Luxury Homes BSP @ 3500 aprox

    I am to book home in next 15 days for self use.
    My question are basically 2
    1) Whether BSP are justified or what should be my bargain further

    2) and which of the above project justifies the same taking in mind the construction quality, livability, ambience and like YOu Guys enlightened here — commuting easiness to office in Central Delhi in coming years

    3) if some other project is offering better prospects

      Among the ones you have mentioned, Ace city and Ajnara Le garden are the better options (its about choosing the better ones among average ones). So, exclude Supertech EV and RG Homes. BSP should not be more than 3500 for either of them. Ace city is good if you work in Greater noida/eway region. Ajnara is an option if you work from Noida 6x, Ghaziabad.
      Road to Ajnara is expected to be more congested in future. Hence, if you travel to central delhi by road, would suggest Ace city.
      You may also look at Panchsheel hynish.

        Also i am told that Ace has got its own property unlike leasehold properties of Ajnara so it provides safest bet as to unforseen legal complications.
        Should there be any legal hurdle or issues with Ajnara or Ace city that i should be cautious about ?

    Need your advice. I did some research for property in noida around 8 months back and settled for Greenarch but due to some reason cancelled my Unit. Recently i started my search again i found Palm Olympia also a good option considering the sports facilities they have and on other hand i believe the main road going from Kisan chowk to RG luxury home will be preferable location as Metro looks to be planned in that track. Please advice me here

      Problem with Gulshan bellina is its surrounded by concrete buildings from all sides. So, you shall buy a park facing unit. Please check the land title and clearances before proceeding.

    I have visited the the project few days ago and it seems its almost completed and beautiful as well in phase I. However I come to know that they didn’t get OC(occupancy certificate). Can anyone help me to tell that is there any issue with their project?

    I would be thankful if anyone provide few important info.

      Both are decent bets. Exotica is a tad congested in comparison though. Decide based on rates and the location of flat. Prefer park facing in both.

      That’s a decent buy. Make sure you visit your flat while electricity/water piping work is on.

      It is good except for the location which is tad inferior to few others. whats the rate you are getting and whats the location of flat – facing, floors etc. Possession related Government approvals are pending.

    Ace City, it seems has got CC hence benefit on service tax and possession by Dec’ 16. As per them lower floors are sold out and 16th above floors cost around 36 for 1090 sq ft. Can you advise if higher floors in this project are safe and also the quoted rate…?

    Is occupancy certificate different than completion certificate and mandatory for registration…?

      Completion certificate is received on whole plot once all towers and amenities are completed. OC or part CC is for towers fitness. Yes, OC and payment of dues is mandatory for registration.

      2. Lift is a big problem in most of the projects here due to nonexistence of any regulations. Choose a higher floor if you dont have elders with you. It has its benefits of privacy and less insects but has its downsides too.

      1. Would expect an owner/buyer to reply on this. Other things look good. Have they shown you part CC for the tower by the way?

      Hello,

      I am also end user and purchased the flat few days back and Ace city is a very good project and the location is not congested like Gaur Chowk and Its true that they got CC because i did not paid Service Tax and this is the proof that they got CC.

      Regarding higher floor , this is the personal choice and if the total floors are 21 then till 16 floor is ok but its better it should better if you will get till 15 th floor.

      Again everybody has its own choice so listen to everyone but do whatever suits you 🙂

      Also as far as i am concerned they are correct and there is no inventory available in 1090 sqft flat on lower floors but this is my assumption and cannot authenticate the information,

    How is the current liveability status in whole of Noida extension. No hospitals, good markets, public conveyance etc.

    May be in a 2 years time, it will be the best place to live in whole NCR. What do you say…?

      Hospitals, good markets will come in a couple of years time. Public conveyance is unfortunately expected to take some more time with metro being the biggest game changer. Considering the supply in this region, it might end up being populous. May have traffic issues but shall be strategically good.

    Hi Go4Reviews team! I am looking to buy a 2BHK flat in Noida extension. Budget is around 35 L all inclusive.Area should be around 900-1000sqft with good carpet area. Looking forward for your valuable feedback on below points.

    1. I have shortlisted Gaur 14th Avenue in GC-2 so far. Please suggest if it’s a good buy keeping in mind localty, its distance from NH-24, Ghaziabad railway station and proposed metro station.
    2. I have also liked Mahagun Manta. It’s layout looks better than Gaur 14th Avenue. How is mahagun as a builder in terms of reliability and delivery timeouts and can this project be considered as well?
    3.Will it be safe to stay in GC-2 by end of 2017/start of 2018? Is there any other good locality in Noida which comes in my earlier mentioned requirement?
    4.When any builder give Deed of Declaration? Why is it important? and have Gaur and Mahagun given this DOD to the buyers for their already delivered projects?
    5. How can I find out the authorised representatives of these buiders so that the information received is correct? Basically is there any wayout to avoid dealers/agents and deal with builders directly?
    6.Before booking the flat, do you suggest any documents to be asked from builder for perusal and authenticate the claims made by builders?

    Would really appreciate your revert on this.

      Both are a decent buy if you like the flat location within the project. Both are equally safe and people are living close by even today (if you are talking about recent robberies there, then yes, there are some issues and will continue to be so as is the case with other populated societies unless tower security is enhanced)

      Just call up builder’s customer care. They can get you to the marketing team. There is dearth of buyers so they will be more than happy to help you.
      Before booking the flat, ensure you check the approved plan and land title and ask for copy or take pictures before proceeding. Ensure they encircle your flat in the site plan while booking. Try to take as many things in written.

    please provide review about aadhar group. one of my cousin invested in 1bhk in their project at Knowledge park V, noida ext. Share the review about this group and do they have the clear land where they are going to built their project. is this investment safe and good. he has book 1bhk including everything in 14.5L. Please help and suggest me. if there is any problem in that than i have an option to move out from the deal as i have paid 3L till now.

    Hi, I am planning to buy 3BHK, 1190 sp ft in casa greens 1, Noida extension. They are giving 3400/- per sq ft rate(All inclusive). Can you help me to let me know whether my decision is good or not.They have commited possesion in Dec 2018. Is it good decision? I want to want about builder reputation and construction quality? Please advice me as i am much confused. I had also visited Nirala Greenshire. Rate is almost same for both. Casa Green 1 is giving CLP plan while Nirala has offered 30:70 plan.       Builder credentials are more or less similar. Since both are new entrants, expect some surprises at possession.
      At 3400, for possession couple of years away, you must prefer a good preferential location with the project like a floor of your choice and facing. If you are getting that, it is a good deal.

      Understand you are talking of Ambar and not Arden. location of Nirala aspire is better however it is surrounded from 3 sides and future of fourth one is not known. so, a central park facing unit is preferred.

          Yaar I think you are right, But you can’t say right now about the actual station will fall on the same desire point, as most of the time station covers its near by location as well. Also there are things like if metro station will be very much near you project, all the time heavy rush of rikshaw, auto can bother you later on. Nobody want to listen horn and face traffic just outside their home.

          For now Don’t make it too much deciding factors, just look for Location, openness, Quality, Time delivery. Good luck

    Booked flat in Himalaya Pride ,but hdfc denied loan saying they have not have payment to noida authority I have just given a token amount only .. Can any one suggest what should I do. Bank of Borda and few other gov bank are giving loan but HDFC and SBI is not .

      They got the CC on some towers but not sure for all the towers and the list which you mentioned is the old and authority has not updated the new one…

    Have view today Trident embassy:
    Got deal as below:
    33.5 lakh with car parking for 2bhk 990 sqfit size 17th out of 24 floor,complete park facing with their navratra offer (2 year maintenance included+ two wardrobes +1 split ac+below kitchen woodwork+chimney with hub+oven+bank processing fee waiver)
    Can minus 1 lakh if you dont take navratra offer.
    30:70 Payment plan.possession in next 6-9 months
    Verified all branded material.
    Project site plan is very less congested as compare to all other noida extension projections.
    Location is also good.

      Hi Asheesh,

      Please find our views:

      Trident embassy:
      1) Decent location for somebody working on Noida expressway or Greater Noida.
      2) Good structure. Average sanitary fittings.
      3) Serpent like layout next to 2 projects. Prefer a unit which is at least 30 meters from facing tower (I, J and D towers suggested).
      4) Rate around 3100-3500 depending upon stage of construction.
      For the offer you have mentioned, we suggest to take an upfront discount instead of package deal. work done by builders is of inferior quality generally.

    2. Ace City
    3. Exotica( but that is costly)

    I am looking to book a flat in noida extension and want possession by Dec 2017.
    We have finalized below options , please advice which is better option:
    1. Nirala Greenshire(3BHK 1470 sqft, 5th Floor park facing) @ 3400 all inclusive(navratra offer also)
    2. Casa Greens1(3BHK 1490 sqft, 3rd Floor park facing)@ 3370 all inclusive
    3. Gaur Saundaryam(3BHK 1550 sqft, 5th flr park facing)@ 4300 all inclusive.
    4. Gaur 14th avenue( 3BHK 1375 sqft, 10 flr park) @ 3700 all inclusive.
    5. Valencia Homes (3BHK 1400 sqft, 10th flr park ) @ 3500 all inclusive.
    Which is best among all above. I like gaur saundaryam but its little above my budget.My budget is approx 50 L. I am looking for end use. Possesion for all above listed in by Dec 2017. Looking for expert reply. Please advice.

      Suggestion: Gaur Saundaryam followed by Valencia homes followed by Nirala Greenshire depending upon the floor/unit you are looking at. Prefer unit with at least 30 meters distance from facing tower.

        Even i liked gaur saundaryam but its bit costly for me. My 2nd choice is casa greens1. Getting lower floor park facing flat. Its lavish as compared to others. Is there any issue with casa green1 builder or any issue with construction quality. Please suggest, we are planning to book soon.

          Go 4 Valencia if have money and want ready to move, if u can wait go with Nirala Greenshire like me.

    If you are going Nirala greenshire location,then you can consider also Trident Embassy offering 3300 all inclusive rate with phase 1 and phase 2 options.
    Check and verify the same if you interested.

    these rates are in 30:70 payment plan,means 10% for booking that is also flexible,rest 20% in next 45 days after agreement (you can take loan of this from bank).
    After 6 months,rest 70% on possession.
    No benefit on taking submention plan if possession is with in 1 year sure time frame in any project.

      Panchsheel hynish is well located. Once the bridge is rady, it will provide easy access to central noida. But prefer a park facing unit in the initial towers.

      Instead of Panchsheel Hynish, why don’t u try : Soho Misty Heights, Apex Golf side and 2-3 more builders in that 130 Acre sports city area.
      New MIWAN construction technique, all zig-zag pattern which give all flats 3 side corner flat….

    According to me,its last project in that high crowded in future area.You have to go much inside from main road crossing all other projects on the way,density is high comparability there,in next few years people will face jam issue there due to only one connectivity coming on the main road.

    Current rate is not justifying as per its location and that area density.
    Rest your choice,did you check each and every thing’s quality and material they are using.

    This is my point of view,not forcing it to anyone.

      Also trident embassy is high rise bldg having 25 floors while Casa green is having 14 floors. Always prefer low rise bldg for end use. Please prefer low rise bldg. Also low rise is costly as compared to high rise . Check all points before u book Trident. Not forcing it’s just my opinion. Have done lot of research and consulted many people before booking Casa green.

    Casa green is much better than Trident embassy. I will suggest you consider it again. Construction quality is much better than others. Pls visit actual and sample flat and see what u r getting. Also there is 3 way connectivity, only 1 km from main road, u will get peace of mind. 1 km metro is not too far. Living in front of metro is not good at all. Also no commercial or any project I front of Casa green . You have school and authority park which is almost ready. Please check facts before u book. Also phase 1 is almost sold out. Pls chk before u book.

      Casa green looks better in some aspects and Trident embassy has edges in some points, don’t worry and don’t fights mates. Enjoy as you booked a own flat, rest future will tell when all get filled up in Noida extension

            If you compare both projects casa green is better than Trident. Many positives points go with Casa Green1. I will not suggest Trident Embassy.

    Hi,
    This side Sunny, just want to share my choices with you that is in Noida Extension:
    1. Nirala Greenshire, which is good in location and construction will complete in July 2017, as per builder say, around 4 km from Noida sector 78 metro station and 3 Km away from Guar Chowk proposed metro station.
    2. Paramount Emotions is our next choice, the builder is giving fully furnished flat in 50 lakhs of 1520 Sqft.

    Please brief me on my above-mentioned queries.

        Greenshire can not give delivery before two years.
        Anyone can sure frm himself after seeing project construction stage.
        Nirala aspire bhi esi grp ka h.nirala india ka..nirala aspire ka hi possession next year milega while their construction is much more ahead.
        While nirala estate is frm seperate nirala group.

          Asheesh, I think Sunny asked only about the good project b/w the two, he is not asking about delivery time, may he did’t want ready to move or early possession.
          I saw above you finalize trident and just want everybody to do the same. Be fair to all, your decision can be good to you but may not go well with the others.

          Apart from that, Yes you are right Greenshire will be offer around December 2017 or Early 2018.

            I agree with you. Seems Asheesh wants everyone to book Trident embassy. Not sure what he likes in it. Confusing others is really bad thing. Guys go with project which suits you. Don’t fall for Trident. Trident is never going to be good deal.

            I can’t say Trident is a bad deal, Go4 Team didn’t say it, I think Trident is somewhat like equal to most of the projects in Extension and It may prove one of the Best because of it openness location later on.

    @Nikhil, it would be great if you can tell those many positive points which casa green have but trident don’t have.

    It is very common understood,in noida extension,which project will be more inside from main road,people will face more problems there,as this overall area is so much high densed.

    FAR(Floor Area Ratio) is biggest in Noida Extension after considering all delhi-ncr,pune,mumbai property regions.

    Its not like people will not buy in that location,there are nirala aspire,gulshan belina,greens-2 and other projects as well,every project will be purchased by people.

    But main thing who will give more return and peace in next coming years.

    Please suggest what should I prefer payment plan is 40:60 in samridhi and 30:70 in nirala greenshire. Samridhi is 150 Rs costly than greenshire.

      Price looks fine. Unless the flat is well located, 5 years is a very short span time for any reasonable price appreciation. One would be lucky to get anything matching FD rates.

    It is very disappointing to say that I have been cheated by SHRI group sales management. A Post Dated Cheque for booking in project- Sky Garden, Greater Noida West Tower -11 /Unit-1506 was taken from me a month ago by SHRI Group employees.
    On 22nd Oct 2016, I visited the sales office in Greater Noida West, and their sales manager confirmed the availability and booked the Unit T11/1506 (1182 sqft) in my name. Took a cheque and gave a receiving of cheque and booking form. Later on Monday 24th Oct 2016 morning they started giving different excuses:

    1) First Excuse – Sir Cheque seems bounced, when I confirmed and they knew this excuse would not work, then
    2) Sir this unit T11/1506 was a cancellation unit and now the client has made the payment against it, we will not be able to allot you that unit.
    My Concern: If this unit was a cancellation unit why this was not told to me before, it seems only a trick to me done by sales team to check that whether the investor would sell the unit or not, if not then they would pitch me for some other unit
    3) Sir you can take any other above floor and non-park facing units, and we would shift you to your preference unit later at time of possession which are seldom available. Sir give us one day we will try to figure out some other managements units for you. No reply till now.

    I am very annoyed and tricked by this sheer mismanagement and careless behavior of Shree Group. I hopped this would be resolved within Shri Group. Owner/higher management would take this into consideration. But nothing till now

    They now have a new story that sir our prices have now increased after Diwali. And the units available can only be sold. Only thing that I see is that management excuses and trickster behavior to cheat common people. They being a businessman thing it’s their monopoly. I don’t know how many people like me faced same or similar issue with SRI Group. But I think end users should learn from these experiences not to trust such builders.

    I had booked 3 BHK flat(1280 sq ft) in Nirala greenshire during Navratri. I am satisfied with project. It seems good to me. The final price was 3300/- sq ft all inclusive under 30:70 payment plan. Had paid 80000/- advance amount and my loan is under processing. It will be sanctioned by end of this week. Now yesterday after 500/- and 1000/- Rupee notes are discontinued, seems realty market prices will go down. I am unable to decide what to do now. People are discussing prices will go down by 10-15%. so same flat i can get in lesser amount after 2-3 months. Is it true? Should i cancel the deal? will they return my money which was paid for booking?

    Even if they are not returning money should i go for this deal or cancel it? Please suggest.

      RE for investment is a waste of money for coming 10-15 years at least unless
      1) you are buying with a premium builder (like DLF, ATS) with a unique concept that cater to a specific consumer base.
      2) you are open to using the same for yourself or your future generation.

      Actually, none of these will see any serious and real appreciation due to associated liquidity issues that is expected to remain till next 7-8 years. So, buy only if you are open to stay there if required. Accordingly, our suggestion would be Ajnara Amrosia in noida and MAHAGUN MANTRA in Noida extension.
