Ready to move flats in Noida
Noida’s realty has seen an upsurge during last decade. The projects that got launched in 2008, 2009 and 2010 were all supposed to be delivered by now. While few actually got delivered, there are many that are partially delivered/not delivered. We list down few of the Ready to move flats in Noida with a brief review and approximate population as of June, 2015:
7X region
1) Sunshine helios sector 78: OC not received. Quality is above average, maintenance is average. Around 100 flats are occupied.
2) Prateek wisteria sector 77: OC not received. Quality is satisfactory but patchy at places, maintenance is average. Around 400 flats are occupied.
3) Amrapali Silicon city sector 76: OC not received. Quality is below average, maintenance is average. Around 50 flats are occupied.
4) Amrapali Princely Estate sector 76: OC not received. Quality is below average, maintenance is average. Around 100 flats are occupied.
5) Supertech capetown sector 74: OC not received. Quality is average, maintenance is average. Around 100 odd flats are occupied.
6) Ajnara Grand heritage sector 74: OC not received. Quality is average.
7) JM Orchid sector 76: OC not received. Quality is average. Maintenance below average. Around 200 flats are occupied.
8) Assotech windsor court sector 78: OC not received. Quality is average. Families yet to move.
9) Mahagun Moderne sector 78: OC not received. Quality is average. Maintenance is satisfactory. Around 300 flats are occupied.
10) Elite Homz sector 77: OC not received. Quality is satisfactory. Maintenance is building up, not up to the mark currently.
Expressway region
1) Jaypee Klassic sector 134: Occupancy certificate (OC) is yet not received from authority due to NGT issue. Around 50 flats are occupied. Quality is average, maintenance satisfactory.
2) Jaypee Kosmos sector 134: Occupancy certificate is yet not received from authority due to NGT issue. Around 10 to 15 flats are occupied. Quality is average, maintenance satisfactory.
3) Paras Tierea sector 137: Occupancy certificate for all delivered flats have been received and registry done. Quality is below average, maintenance also below average. Around 400 flats are occupied.
4) Purvanchal Royal Park sector 137: OC received and few registries done. Around 100 flats are occupied. Quality is above average, maintenance is satisfactory.
5) Gulshan Vivante sector 137: OC received and few registries done. Quality is average, maintenance is satisfactory. Around 50 flats are occupied.
6) Ajnara Daffodil sector 137: OC received. Quality is average, maintenance is again average. Around 15-20 flats are occupied.
7) Exotica Fresco sector 137: OC received and few registries done. Quality is below average, maintenance is satisfactory.
8) Paramount Floraville sector 137: Quality is average. People yet to move.
9) Logix blossom county sector 137: OC received. Quality is average. People yet to move.
10) Today Homes Ridge Residency sector 135: OC received. Quality is average. People yet to move.
11) Paras Seasons sector 168: OC received and few registries done. Quality is average. Around 5 odd flats have been occupied.
12) 3C Lotus Panache sector 110: Quality is average and maintenance is average as well. Around 200 flats are occupied.
13) 3C Lotus Boulevard sector 100: Quality is above average and maintenance initially average has improved. Around 600 flats are occupied.
14) Jaypee Pavilion court sector 128: Quality is above average, maintenance is good. Around 50 flats are occupied.
15) Amrapali Saphhire sector 45: OC not received. Quality is average, maintenance is average. Around 500 flats are occupied.
16) Eldeco Sharanam sector 107: OC not received. Project is reeling under court case for land, hence not suggested. Quality is average.
17) ATS One hamlet sector 104: OC not received. Quality is above average, maintenance is good. Around 300 flats are occupied.
Apart from these, there are ready to move flats in sector 12X like Gaur Grandeur, Prateek Laurel and Eldeco Amantran in 119.

Registry/OC is held up due to pending dues from the builder. Only builder can tell when it will be in a position to do so.
Write a RTI to NA requesting for status of OC.
We are planning to buy a 3 bhk falt in ajnara grand heritage ready to move in. Please let me know how is the builder till date , the quality of the flats , its maintenance charges , any false commitment given to its clients or not. i would want to do a proper survey and then decide something in the end.
Builder is one of the average ones (better than few). Quality of flats is average but society may shape up well in future. Some common amenities are pending and external region is a big deterrent. Other issues are more or less similar to other builder – high maintenance charge, some maintenance issues, hidden charges like labour cess etc.

Would become more interesting if you could specify the details of rent range, buy range – new booking/resale below the projects.
Thanks for the appreciation. You are right, we have done that previously for another post but people don’t like their projects being quoted on the lower side as against their expectations. Hence, avoiding that since.

Did you visit the Exotica site recently or the analysis is based on your perception 6 mths back ?
Exotica fresco is reported to have issues with structural quality. Although above average quality fittings is given and finishing looks satisfactory, the gross issue of structure would always remain. Fittings can be changed by owners at a cost but structure can not.
Please specify the structural defects that you are aware of at Fresco. Otherwise , your analysis runs the risk of being meaningless based only on hearsay , I must say.
Please see the pic of cracks in balcony shared in our review. If you are an investor there, do join buyer’s group and you will find that all towers have a number of balconies with similar cracks The cracks are attributed to insufficient or inappropriate proportion of sand and cement. It can also be due to insufficient time given for drying. Buyers have raised concerns on structure for the same reason as same mixture goes to define the robustness of beams. Overall, such quality issues are not fixable by owners unlike fittings and other aesthetic features.Pics speak a thousand word, so its definitely not hearsay.
The cracks shown in the pics are not structural cracks. These are due to shrinkage and the same has been filled up with some non compressive material later. It has been verified by their structural engineers . Please specify if you have any specific proof that these are structural cracks. Otherwise , request you to withdraw your comments on the subject .
Please clarify on what basis you are suggesting that the quality of Exotica Fresco is below average ? What parameters are you consodering here ?

What are your views on Victory Crossroads, sector – 143, Noida. They have offered possession.
It is a decent quality product. Although not like what it was promised to be, it is still acceptable. However, being a small project, at least 50% units are congested. It is more suitable for end use after metro moves in here (2018 onwards).
I have a flat in sector137 logix blossom county it is seen tht qlty is average tht is in what way

What do you think about Elite Homz in Sector 77? It is ready and people have started moving-in though there is NGT issue.
Thanks for writing to us. Just added the same as well. Quality is satisfactory but dense layout is an issue. Also, there is scope for improvement wrt maintenance. Its ok for end use/rental if you get a preferential less congested unit. Not suggested for long term investment.
