Villa projects in Greater Noida/Yamuna Expressway
Living in a multistorey society may not be to the liking of many especially the elderly who are more used to the open, clutter free stay since their childhood.
For such a potential buyer, plots and villas inside a builder society provide a hope for a peaceful buy with the added benefits of a gated society.
In Noida/Greater Noida/YEW however, plots come with an uninvited headache. The buyer has to construct at least 50% of allowable FAR within 2.5 years from registry. In case of failure to construct, the buyer is charged from 5% to 10% of plot value every year.
Especially since Yamuna expressway is a dream not livable in short term, the demand for plots has only nosedived post a peak once achieved during expressway opening.
With this in mind, people with liking for independent living in a gated society are now opting for villas in the region.
We discuss below some of such options in the region:
Paramout Golf foresste at UPSIDC region near sector Zeta greater noida is a gated development of mostly villas where
villas start from around 1400 sqft. However, available sizes in fresh start from around 1750 sqft at 69 lac+
Pros:
-Reasonable price
-Good development with club operational since a while
-Mostly villas with exceptions of 2-3 towers for studio and apartments.
Cons:
-Very average villa quality reported
-At an isolated location that comes under UPSIDC and hence less likely to be developed
-Smallest available size is 1742 sqft which is on just 78 sqyd plot and that doesnt have a bedroom on ground floor defeating very purpose of buying for elderly
Supertech upcountry in Yamuna expressway has villas built on 100sqyd plot and more and is available only in resale at 65lac+. The society has thus far developed well but a number of high rises means it would be a delayed development.
Again, quality of supertech is dicy. Hence, a lot at stake.
Pros:
-Oldest project of the region that has shaped up well wrt external development.
-Just behind International university.
Good layout.
Cons:
-Average quality.
-Isolated location not livable for next 5-7 year at least.
Supertech golfcountry
Villas in Yamuna expressway are available in resale at 65lac+.
Pros:
-Good layout.
Cons:
-Need to pass through a village. Very ordinary location not livable till 7-8 years from now.
-Average quality.
Jaypee Sportsville at Yamuna expressway
Jaypee has many expandable villa options in Yamuna expressway. Sportsville is one of them which is available in fresh at 55lac+.
Jaypee is constructing ground floor on 105 sqyd plot and rest is expandable.
Pros:
-Good quality expected
Cons:
-Jaypee means slow development
-Near yamuna thereby having a risk of soft soil quality.
Ajnara London square at Yamuna expressway
Good location next to F1 track available at 70lac+
Pros:
-Better than average quality expected
-Good layout
Cons:
-Villas and towers both in a small society
-Very Slow construction – even structure not completed yet for many villas
-Risk of additional charges at possession as farmer issue was rampant in/around the plot.
Amrapali Leisure Valley at Noida extension
The villas in 1750 sqft + sizes are available in resale at 75 lac+.
While villas look good from outside, many issues have been reported as well.
Pros:
-Good location w.r.t. Noida extension
-Society well developed
Cons:
-Poor construction quality reported
Ajnara Sports city villas at Noida extension
Recently launched, villas are available at 3400psf starting 83lac+
The location of these plots is attractive
Pros:
-Good location
-Better than average quality expected
-Sports city could mean good development all around
Cons:
-Being part of a township, there is no guarantee of completion of whole set up
-Starting price is high
Panchsheel villas at at Noida extension
The villas were launched way back in 2010 and builder finally seems to be doing some justice.
Same is available in resale at 80lac+
Pros:
-Good location
-Better than average flat quality expected
Cons:
-Very slow construction
-The exteriors are not impressive
Amrapali Hemisphere at Phi1 greater noida
Available in fresh and recently launched at 90lac+, this is the only project in central greater noida.
Pros:
-Best location among the others discussed here
-Good layout and overall plan
Cons:
-Amrapali association could mean lack of general faith wrt quality
-Recently launched, will take time to develop

Golf Green Avenue villas in the sports city in Noida Extension is a fabulous option. Facing the ICC cricket stadium, F-1 racing track and Golf Course. Compared to Gurgaon and Faridabad, these lavish villas in Noida are available at cheaper rates.
In my opinion purchasing land/villa in Noida/greater Noida is not lucrative –
1. Authority keep on asking more money from the owners even after registry is done. It is like Hafta vasoolna.
2. It is a leased property, you are not the owner even after paying such hefty price tag. Authority will be owner of the property after leased duration which is 90 years is expired.
Alternative I think Gurgaon and Faridabad are better investment options.
We stand in agreement on the leasehold and extra compensation part even after registry.
