Noida Expressway projects Forecast – Part 1
We are beginning with a new series of forecasting the prices of projects in Noida in short and long term.
While there is a definite lack of interest in realty among potential buyers, the long term future may not be all that bleak considering more than 10% influx every 3-4 years in Delhi NCR.
Hence, although we expect only a marginal increase (10%-20%) in prices 3 years from now, it could still well be 40%-50% in 6 years time from now.
To begin with this interesting analysis, we discuss the rates of some of Noida Expressway projects. You are free to raise your counter views on the same under comments:

Hi, could u please give reviews on logic sec 137 , supertech ecociti or jaypee klassic or kosmos which would I prefer. Planning to buy a 2 bhk. Plz help
out of these, jaypee klassic is the best option. considering its location and maintenance standards of jaypee in long run. After this, we would rate Logix followed by ecociti. Logix and Jaypee are expected to be extremely slow for underconstruction towers. Quality wise, all are more or less similar.

I’m a bit confused…I’m an end user planning to buy a 3BHK Apartment but confused between Gulshan Ikebana sec 143 Noida and Cherry county Noida extension…Quality wise both are good…Price difference is around 600-700 between both…
So What do you suggest..should I go for Expressway project-Ikebana which is almost 600-700 expensive OR should I go for Cherry count in Noida extension…I need good connectivity from Delhi…whe I see the distance from both to delhi, looks same thouhg….Pls suggest..Thanks
Our suggestion would be Ikebana. Cherry county as a location will take 4-5 years to be livable. Reaching Noida extension especially Cherry county side will be an achievement post sector 7x Noida and Noida extension get 50% occupancy. You will also have metro in almost a year at Ikebana. We would suggest Ikebana without a second thought. Try to bridge down the amount. Things are really lull with real estate in the region.

It will take time to develop. given circular nature of plot, it wont be easy to stay with construction going around. if you can wait and are fine with average quality, its a decent buy.
What are the quality issue for Exotica fresco ??
Why do you say paramount is average quality ? I think its far better than ajnara and supertech in sec 137. Can you provide more details and views on paramount project.
Ajnara is definitely better than Paramount.
The plaster quality in floraville has left a lot to be desired as per end user group there. Also, some cracks were reported in towers left unpainted since last couple of years.
Paramount is trying to do well with exteriors but for end users, flat basics are going to be critical for a peaceful stay.

Paramount is trying its best to offer all amenities to its buyers along with its first phase possession. With a long gap of 1.5 years of little construction, buyers have reported issues with the flat especially plaster quality. Overall, its an average quality project with a good site plan. Park facing corner facing units shall be preferred.

Then which one would you suggest… Vivante, sportswood or moderne. Or any other project?
I looked in to other sectors too like 143 .. But that looks quite far.
The prices for all of them are same e.g. 5400 to 5600 psf all inclusive.. 3 bhk around 88 lacs for 1600 sq ft.
1) Klassic 2) Vivante 3) Sportwood 4) Moderne
If you are ready to wait for 8-10 years without need of staying yourself, you may go for ATS Pristine.
Please note the above is just a suggestion. You should still do the due diligence.
Modern has come with a new tower with price of about 5500 psf and sportswood is almost same price too, all inclusive. I don’t tent to stay now… Investment and may be stay there in next 3-4 yrs. I find sportswood quitr attractive in terms of layout and house plan. The posession for both is in 2017. And sportswood says to be luxury project. Any number to call you. Thanks
You can drop us an email at [email protected] so that we could reply to you timely. At 5.5k, it is already on the higher side for the congested sector that it is in. It is good for rental but long term growth will be limited.
Thanks a lot and how about Mahagun Moderne which is also in sector 78. Basically if I have to decide between sportswood , Mahagun moderne or Vivante which should I chose.
In Mahagun moderne they have come up with a new tower 1480 Sqft possession in 2017, thus rate will be same as sportswood. I heard good reviews of moderne. On the other hand, sportswood has a better size which suits me which is 1690 Sqft. Any number I can call you for suggestion.
Whats the rate being offered in mahagun moderne? Moderne is better than average so far but if your interest is investment and not rental, you need to trade cautiously with anything in 7x including sportswood. do you intend to stay soon?

3. Gaur Sportwood – 1690 sqft – Sec 78 (posession in 2 yrs)
4. Aldeco Aaamantran – 1560 Sqft – (ready for posession in few months) sector 119

Thanks for writing to us Tarun. We suggest Gaur Sportwood or Gulshan Vivante. Exotica Fresco has few quality issues. Eldeco Aamantran has location issues. Victory is a very small project for any big scale appreciation. Please note Gulshan Vivante has already reached 50% of its anticipated appreciation.
It means investing in these is bad. In-fact time to come out as soon as possible from these.
