Stamp duty calculator for Noida 2018

In view of recent changes announced by Revenue department of Gautam Buddh Nagar in month of July 2018, we are updating our previous stamp duty calculator for Noida flats. The circular from the department indicates that the stamp duty on additional amenities will reduce by 9%. The circle rates wont be changed. The above change in stamp duty calculation will be formally announced on 1st August and would be applicable from 8th August, 2018. Inline with the announcement, we are sharing herewith the Stamp duty calculator for Noida 2018.

The below calculator is created as per the latest circular from District Revenue Department in August, 2018.  You may fill the mandatory fields and stamp duty will be calculated automatically. Please note:

  1. There is 10k discount for ‘Female only’ allottee. ‘Male only’ or ‘Male/Female co-owners’ do not enjoy any discount.
  2. The calculator assumes that the group housing society has all the amenities like power backup, community centre/club, swimming pool, gym and lifts ready or planned.
  3. All other discounts like floor discount are already considered as part of calculations above.

Further to above stamp duty, an allottee has to pay the following at the time of registration:

  1. Registry charges of around 22k.
  2. (Not essential) Lawyer charges of around 10k to 25k depending upon whether you are going through self appointed lawyer or builder appointed lawyer (not essential if you are doing the registry yourselves. see steps for registry here).

    my flat is on 20th floor but my builder says i will have to pay flat 5% as registry charges as the 2% per floor discount is applicable only on circle rates and since my purchasing price is higher than circle rates, this higher price will only be considered. please let me know if he is correct or wrong.

      The decision point between BSP(basic selling price at which you have bought) versus circle rate is based on which of the two is higher. After that, floor wise discount is applicable. So, floor wise discount will be applicable in your case (however this 2% is on 5% of bsp/circle rate*flat size).

        I am also confused. Same view has been given by Builder and the Sub registrar Office also. This is absurd calculation, if the rate is higher than circle rate, then the benefit of discount on higher floor is not available.

    Circle rates should have been reduced by revenue dept. No progress on roads etc. Only adding one parking after another.

    My stamp duty has reduced by about 8% but i wish the builder starts registry soon
