Noida Authority recategorizes sector categories. Check the likely impact on registry cost.

As part of land allotment rate revision, Authority has increased land allotment rates across residential segment by 15 % (this though may have no direct bearing on circle rates at which registration is done). Authority is still surveying for possible circle rate revision. Meanwhile, as a move that will have direct impact on stamp duty rates (for registration), authority has done some reshuffling of sectors into different categories.

As per a report from Financial express,

“Authority has also regrouped sectors in categories:

Category A sectors: 14, 14A, 15A, 17, 30, 35, 36,39,44,50,51 and 52.
B category sectors:  15,19,20,21,23,25 to 29, 31,33,34,37,40,41,46,47,48,49,53,55,56,61,62,82,92,93,93A,93B, 96,97,98,99,100,105,108 and 122.
Category C sectors: 11,12,22,42,43,45, 70 to 78, 104, 107, 110, 119, 120, 121, 128, 129, 130, 131, 133, 134, 135,137,143,143B,144,151 and 168.
Category D sectors: 63A,86,112,113,116,117 and 118.
Category E sectors: 102,115,158,162 and other remaining sectors.”

Following are the major changes observed:

  • Sectors 82,100,108,122 have moved from C to B (current circle rate for B is 55k and C is 50k).
  • Sectors 71 to 78, 104, 107, 110, 119, 120, 121, 143, 143B, 144, 151, 168 have moved from category D to C (current circle rate for D is 40k).

While circle rate revision across categories are still awaited, circle rates for these sectors are likely to increase unless Authority contemplates reduction of circle rates across the board.
