Till what time is the builder liable to provide warranty of the delivered flat

The below applies to Uttar Pradesh.

The builder is supposed to provide warranty of 2 years against structural and construction defects post issuance of completion certificate.

The specific section Chapter II 4. (8) of UP Apartment act 2010 reads like this:

“The promoter shall be responsible upto two years after handing over the apartments regarding construction and structural defects in the building constructed by him and he shall get such defects removed at his own cost, failing which he shall liable to pay compensation for the losses incurred by him for such defects.”

    Can you plz share the UP apartment act 2010. All I can find is UP-Apartment-Act-Rules-2010.pdf and that does not contain this information

    In case the builder gives the possession and the said flat is taken over by the buyer but builder does not show / produce the document as sought in up act…what is the course of action.
    In some case,it has happened the flat is handed over without installation of electric meter

      Builders may try to exploit people who are in haste to take possession due to personal circumstances. Do keep a trail of communications and issues and concerns with builder and go to court post possession if you really feel exploited. As for the documents, send them a legal notice if you are a group else keep the written communication going unless builder succumbs.
