Shops within Noida societies

We keep getting this query on commercial (shops) investment options within societies in Noida/Greater Noida.

Owning a shop inside a society ensures a consistent flow of business (especially if the society is highly dense) provided its one of these: Kirana store/Milk outlet/Vegetable or Fruit outlet/Electricity shop/Stationary/Food point etc.
Also shops at the entry point of a society also accessible to people outside society has an additional benefit to it.

size shop as its a dense society. Update: With over 100 shops, it is critical to choose an approachable ground floor shop only
Supertech ecociti, sector 137: Mostly in resale. Size from 160 sq.ft. Rate: Rs 22000 per sq ft for small size, Rs 15000 for 400 plus sq ft size
Gulshan vivante, sector 137: Mostly in resale. Size from 300 sq.ft. Rate: Rs 27000 per sq ft. Suggested as its open for all commercial setup.
Paramount Florence Plaza, sector 137: Available in fresh. Size from 300 sq.ft. Rate: Rs 20000 per sq ft
Exotica Fresco, sector 137: Available in fresh. Size from 400 sq.ft. Rate: Rs 16000 per sq ft
Paras Seasons, sector 168: Some available in fresh. Size from 400 sq.ft. Rate: Rs 14000 per sq ft
Nimbus Golden Palm, sector 168: Available in fresh. Size from 130 sq.ft. Rate: Rs 22000 per sq ft. Suggested as next to expressway and at sector beginning.

Whatever you decide, ensure you take the below into consideration:

1) There should not be too many shops in the society.
2) If entry to shops only for residents of society, society shall be dense.
3) If entry to outsiders allowed, prefer 300-500 sq.ft. shops.
4) Always prefer ground floor shops.
5) Make sure title is clear and possession is within sight.

By Gardenia golf city shopsDo you mean a project that was in prelaunch by name of noida business park 4yrs back, people had booked but construction has not even started. Can you please update on this project, whether they are coming up with this project or have abandoned it.Because a similar project JMD at same location has been cancelled
