Future of NH24 and NH24 Ghaziabad projects

There are many projects that have come up or are in pipeline just besides NH24 to the far side of Ghaziabad (After Indirapuram towards Hapur). This includes newly launched projects in Siddharth Vihar, Crossing Republik, Aditya World city, Wave city, Landcraft Ashiana Golf Links, Mahagunpuram and many other recently launched projects.

As of now, Ashiana’s project in Golf Links and a couple of projects in Crossing Republik are considered the best by means of quality and maintenance.

However, while each project has its own Pros and Cons, a problem common to all is NH24. While coming from Delhi, after
Delhi/UP border, this 4 lane highway is barely able to handle the traffic on the stretch. Truck and unorganized public transport buses run havoc on this highway of extreme significance.

NH24 has been a victim of Government apathy since long. There have been numerous requests from residents of Ghaziabad, Hapur and alike to expand this highway and make it at least 8 lane. However, barely anything has moved. One of the biggest factor hindering this expansion is the vast population on either side of the highway coupled with control of multiple authorities on this highway.

The NH24 stretch from Delhi to UP Border is under supervision of Delhi PWD. Stretch from UP Border to Hapur is under UP PWD and stretch after Hapur is under NHAI.

In response to one of the recent RTI application trying to enquire about the status of expansion from National Highway Authority of India (NHAI), it was revealed that bids were invited for a new Delhi Meerut expressway (DME) that would have helped expand NH24 (Delhi to Hapur), NH58 (UP Border to Meerut) and Meerut to Hapur. However, no bids were received even after the last date went pass by in July last year i.e. July, 2014.

To make this offer more tempting and feasible, NHAI has now invited bids for expansion of just Delhi-Hapur stretch of DME. The end date for this bid is in March mid, 2015 (17/03/2015 to be specific).
All eyes would be on response to this bid since it is only after this expansion that travelling will be relatively easier for residents staying across NH24.

The only plus with prateek grand city is that its free hold. Otherwise, gulshan bellina is a good bet. Ensure you check land title and approved plan from greater noid auathority website/RTI.

Seeing the fraudulent practices of builders, I am not going to invest a single new paisa in Noida-Ghaziabad . Infact RE as an investment vehicle is now past its prime

We somehow share your feelings. It is still essential to have a home for end use. We also don’t feel its the right investment vehicle for now.

It is simply because of proximity to nh24, indrapuram and sector 6x of Noida. Given the general impression about GDA, Noida extension is a better bet for end use. For investment, rates in Noida extension are in check due to lack of exclusivity (lot of flats launched and in pipeline to be launched). One can expect some reasonable returns only after 5 yrs once launches settle down.
