Best Investments of year 2014 – Noida/Greater Noida

We bring to you some of the residential property deals that turned out to be the best investments of year 2014 in Noida/Greater Noida region:

ATS Hamlet 6.5k » 8k
A good builder that delivered the project on time with almost all promised amenities and facilities meant prices would always zoom. There have been some quality related glitches but overall this project has been a success.
This was the biggest gainer of 2014

Sunshine Helios 5k » 6k
A new builder with a good execution and better than average quality ensured good growth prospect for the project. The common amenities are still under construction and shall hopefully be all done by mid this year.

Gulshan Vivante 4.8k » 6k
Excellent quality product by a builder with better than average track record. Some known issues of seepage exist but in entirety a satisfactory product.

Ajnara Daffodil 5k » 5.8k
Prices zoomed for this project post offer of possession. Common areas are being developed at far footing and hopefully all should be settled by year mid.

Mahagun Moderne 5k » 6k
Mahagun has executed projects previously mostly in Ghaziabad and quality was generally average. However, this development came up much better than expected. Internal issues will take time to re-surface but a feel good factor is definitely there.

Prateek Wisteria 5k » 6k
Good quality of interiors meant a positive signal for home owners and buyers. There are issues with plastering quality though which can run heavy later on but for now, it is turning out to be a fruitful buy.

Gaur city2 3.4k » 4.2k
The best of the lot in Noida extension. The common amenities are extraordinary and beats the best in the business. It is expected to grow further as metro clearances on the route take shape.

What is your take on Ajnara Grand Heritage in Sector 74? Will it be a good one in sector 7x area from an investment perspective? I am aware that this project is heavily delayed like its elder sister Supertech Capetown but otherwise what is your comment on it? As of now, it appears that Prateek Wisteria is the leader in the 7x territory.

Yes, Ajnara GH is a good choice, however projects on noida expressway are a better bet for long term investment window.
In 7x, we are very bullish about sunshine helios which in long run would be better than prateek wisteria and the likes.
Please note that we suggest to invest in real estate market only if you have decided to do so irrespective of the lethargic growth in the sector lately and in coming years.

Is this right that prices have come down in previous year ?then why prices of above mentioned projects increased? If that’s the case prices of reputed builders should increase in current year also. Is it advisable to invest in good projects right now?

Thanks for writing sachin. Yes, prices did increase for some projects where builder and location had a premium. However, prices everywhere increased only during possession when the outcome was there to be seen. Hence, 4-5 years minimum wait is required. It is never a bad time to invest in projects of good builders at good locations.

I guess most of the projects seen downfall this year in Noida. The prices have gone down due to lack of demand.
