The above rates are based on multiple parameters like future growth prospects of location, current price trends and expected growth in NCR realty overall. We would discuss the forecast of rates of remaining sector 7x projects in our upcoming post.

    How do you rate Sethi group Max Royal Project in Sector-76? I find location and layout of the project to be good but I see you have predicted less appreciation for this project.

    We bought a flat on ground floor in Ajnara Grand Heritage in September 2013 at a BSP 4350/- psf (other charges extra). Do you think its any worth holding the unit? Considering the fact that 7x may not be that promising any longer. As of today, an AI resale of the same unit hovers around 5000-5100. Or should I exit a year after getting possession?

      If you are ready to hold on for 5+ years, you may wait. Else, you can sell at 5.1k-5.3k psf.

    I have a 2+1 BHK flat in Sethi Max Royal. Flat is Ready to move in with provisional possession offered by builder. Flat is with approx 18L loan from bank.

    Booking price of flat is 3300, bought 3 years back. Now we have changed plan to shift in noida for next 3 years.
    Should we hold the flat for renting or sell it out? And most importantly, what should be asking price in case of selling?

      Thanks for writing to us. Prices are not inspiring these days and it would be status quo in near future. If your flat is preferentially located within the society, you may hold on and put it on rent for around 15k. If it is at average location/floor, you can exit if saleable at 5k which shall be really good considering a return of 18% per annum.

    I have a 3bhk 1300 sqft unit in supertech capetown tower cg1. Shall I hold it or sell. I booked it when this project was prelaunched 5 years back

      Assuming, you are looking at this property as investment, if it is at a preferential location within the project, you can stick to it. Otherwise, we do not expect property to grow at more than 10% per annum in the current scenario. You need to factor in other things like availability of buyers, your loan obligations etc. before proceeding further.

    What about sector 77 and Projects like Prateek Wisteria ,which is counted as one of the best across 7X.

      Thanks as always for writing to us Amit. We admit it is one among the top 5 in 7X. We have also done some extensive analysis on rest of the projects in 7x and same will be shared later in the day.
      It remains to be seen how close we turn up to the actual figures.
