Logix blossom county Noida Review

Who better than Logix would know how to promise moon to people and then to keep them waiting in hope of attaining the impossible. The project that was launched in January 2010 still seems far from over on many counts. Home to one of the best site plan in entire NCR, this hasn’t thus far lived up to the level of expectations raised.

Lets discuss the Pros and Cons:

Pros

1) Excellent site plan. County undoubtedly has the best site plan of all. Given the plan, park facing flats are the  obvious buy here.
2) Promised amenities. Cafe, Salon, Restaurants, Interior designers – At least what was promised was one of its class.

Cons

1) Delay Delay and Delay. If Logix would have stuck to its promise, possession would have been offered by year 2011. But,  still after 3 years of delay, the first phase appear at least 6 months away from possession if Logix sticks to its revised plan.
2) Quality of internal fittings. Although structure work appears to be good, the internal fittings including tiles, slabs, electrical fittings look very ordinary.

Rental meter: 7/10

Investment – Short Term meter (Resale Potential): 7/10

Investment – Long Term meter (Resale Potential): 8/10

End use meter: 8/10

    Any Suggestion on how to get this delay fixed, LBC office standard reply is that they are doing their best. THey dont have any particular reason for delay

      LBC has a big group of united buyers. are you part of that group? if you have pics with a story, you can share with print media.
      I can suggest a very good idea. Have 10 people pool money and reach site with luggage. Pre-plan to bring media. It would be unique and lot of television media would be happy to beam it.

    LBC has failed on its promise of timely delivery and quality end product. Those who are planning to buy shud themselves go and visit the LBC site.logix has not only delayed its first residential project but has also gone down in quality. End product looks pathetic.
    1.Quality in terms of finishing of flats from inside plus external finishing.
    2. Flat tiles are of inferior quality n colour choice is pathetic. Most of the bathroom wall tiles and room floor tiles are mismatched in colour.
    3. Common area/corridor are very average n not even painted
    4. Tower entrance area looks pathetic. No beautification, no design in the entrance.
    5. Pathetic horticulture. You will have to use a magnifying glass to see if any greenry exists in this project.

    Just see the nearby projects and check what project finishing and beautification actually means. If builder wants to sell his unsold inventory then he should work on LBCs beautification and spent atleast few penny on towers entrance and on horticulture plus speed up the pending tower work. Possession with quality product should be logix motto now.
    Logix has really fooled its buyers by trying to give an inferior project, still there is time to correct things otherwise a wise buyer will not invest in this project.

    Folks, logix is fleecing money big time from buyers.

    1. Plz. Claim ur delay penalty. In case u haven’t they will not give you.

    2. They are charging interest on back dated demand notices. They have the practise of sending back dated demand notices and charging for even more no. Of days than their own back date. They have very conviniently used a courier service which does not stamp the date on envelopes while sending.

    3. They have been fleecing money for increasing super area which is a total fraud. They don’t respond to any query regarding proof of increasing the area. With each upcoming tower they are charging more and more in lacs for nothing. They have not shared their Floor area ratio or anything which determines the increase in super area even after 6 months of buyers asking them. They just don’t respond to such things.

    4. They are paying delay penalty starting from the time it was asked for via mail by the buyer till 4-5 months prior to work completion.
    5. After giving possession of incomplete flats to get their money, some flats even have seepage already, they are charging maintenance and doing internal work with maintenance money.

    6. The quality of tiles/ fittings is very low as against what was promised.

    7. In august 2013, about 100 buyers with prior police permission had staged a peaceful protest in front of logix office but looks like logix threatened 4-5 people of the group with police cases.
    9. The common area and lobby is worse than dda flats. Worst project of sector 137.
    10. Crux – If have bought a flat from logix, be ready to keep paying money for random reasons even after possession as the flat agreement is totally pro-logix.

    What does mean by rental meter 7/10 &
    Investment potential 7/10
    How much rental expected for 2 bedroom flat & how much apprecittion expected after delivery ?
